The candidate must be willing and able to travel to and work\non-site at assigned project locations throughout Southern California.\nDuties:\nServe as the lead project manager for assigned multifamily developments, overseeing all\nphases from schematic design through construction close-out and occupancy.\nManage the architect, structural, civil, MEP, and landscape design consultant team;\ndirect design development and construction document production to meet project\nbudget, schedule, and entitlement requirements.\nLead coordination of the entitlement and permitting process with local planning and\nbuilding departments, including plan check, agency approvals, and environmental\nreview as applicable.\nDevelop and manage project budgets, cash flow projections, and cost estimates across\ndesign and construction phases; identify and implement value engineering\nopportunities without compromising unit count or project quality.\nDevelop, monitor, and update the master project schedule, integrating design,\nentitlement, procurement, and construction milestones.\nLead procurement and contracting of general contractors, design consultants, and\nspecialty vendors, including RFP development, proposal evaluation, and contract\nnegotiation.\nReview and respond to RFIs, submittals, and design change requests during\nconstruction; manage the construction change order process.\nOversee day-to-day construction administration, including quality control, safety\ncompliance, subcontractor coordination, and progress reporting.\nCoordinate unit mix, amenity programming, and finish selections with the\nownership/development team to align design intent with market and pro forma\nrequirements.\nEnsure compliance with Title 24 energy standards, CALGreen requirements,\naccessibility requirements (ADA/Fair Housing/UBAS as applicable), and all applicable\nbuilding and fire codes.\nManage the punch list, TCO/CO process, and unit turnover sequencing to support\nleasing and occupancy schedules.\nEvaluate contractor and consultant performance; review and approve pay applications\nand invoices.\nIdentify, track, and mitigate project risks across design, entitlement, and construction\nphases; escalate issues that may affect scope, schedule, or budget.\nPrepare and present project status reports, budget updates, and schedule forecasts to\nownership and executive stakeholders.\nManage project closeout, including as-built documentation, warranty administration,\nand O&M turnover.\nTake on additional duties or special projects as needed to support the multifamily\ndevelopment program.\nRequirements\nEight (8) or more years of full-time professional experience managing the design and\nconstruction of multifamily residential projects (garden-style, podium, or high-rise),\nincluding direct oversight of architects, engineers, and general contractors.\nDemonstrated experience managing projects continuously from the design/entitlement\nphase through construction completion and occupancy - not solely construction-phase\noversight of a design-build package.\nExperience developing and managing project budgets and master schedules integrating\ndesign, permitting, and construction milestones.\nWorking knowledge of California entitlement processes, Title 24 energy standards,\nCALGreen requirements, and applicable multifamily building codes.\nRequired Education\nBachelor's degree in Construction Management, Architecture, Engineering, or a related\nfield from an accredited college or university.\nRelevant professional experience may substitute for the degree requirement on a year-\nfor-year basis; the minimum experience requirement above is not reduced by this\nsubstitution.\nPreferred Experience/Skills\nPrior experience with ground-up multifamily or mixed-use residential development.\nFamiliarity with entitlement processes across multiple Southern California\njurisdictions.\nExperience managing design consultants directly, rather than solely reviewing\ncontractor-submitted design-build packages.\nWorking knowledge of construction defect avoidance practices for multifamily product.\nProficiency with project scheduling software (Primavera P6 or MS Project) and\nbudget/cost management tools.\nStrong written and verbal communication skills;
