This full-time, non-exempt position reports directly to the Property Manager.\nWhere You’ll Work:\nCooper Beech offers off-campus student living in Ames, Iowa. Our 1, 2, 3, & 4-bedroom pet-friendly apartments and townhomes feature fully equipped kitchens, private bedrooms and bathrooms, in-unit washer and dryers, and so much more.\nWhat You’ll Own:\nEnsure timely and thorough completion of all resident service requests, including after-hours and emergency needs. You will participate in an on-call rotation with the rest of the maintenance team.\nExecute unit turnovers and make-readies for new residents to meet move-in deadlines with high-quality standards.\nProactively maintain the exterior and common areas of the community, including grounds, breezeways, and shared spaces, ensuring a clean and welcoming environment.\nPerform swimming pool maintenance and ensure compliance with applicable health and safety standards, where applicable.\nIdentify and address maintenance issues proactively to minimize disruptions and improve property efficiency.\nConsistently adhere to OSHA standards and company safety policies. Promptly report any hazards or safety concerns to the appropriate personnel.\nUtilize property resources, tools, and supplies efficiently and safely, ensuring proper care, maintenance, and inventory of equipment.\nWork closely with the maintenance team and other departments to meet property goals and foster a culture of teamwork and support.\nMaintain the required uniform and ensure a professional and approachable appearance at all times.\nPerform other responsibilities as assigned by management.\nWhat You’ll Bring:\nHigh school diploma or equivalent required.\nBasic English communication skills to follow instructions and interact with residents and team members.\nPrevious general maintenance experience, including HVAC, electrical, plumbing, and appliances, strongly preferred.\nEPA Certification (Type I and II) preferred; may be required in some locations.\nBasic computer skills, including the ability to use maintenance management software and email systems.\nStrong problem-solving skills and ability to communicate effectively with residents and team members.\nAbility to frequently walk and occasionally stoop, kneel, crouch, or crawl.
