The Maintenance Superintendent works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to ensure the maintenance of the property. \nThe incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.\nAn Aptitude for Connecting - Must possess a strong sense for creating a sense of community, as well as the drive to go the extra mile to create a positive experience for all residents and staff. This includes, but is not limited to, seeking resources throughout the organization via the organization's support services and senior leadership. \nAn Approach that is positive and Professional - Consistently demonstrate an approach of active listening and understand that your participation and support are integral to the success of Avanath, ensuring that each resident and staff member feels seen, heard, and valued as you and the staff work to resolve challenges.\nQualifications \nAt least 3 years of multifamily property maintenance experience.\nOne year of supervisory experience required.\nExpertise in plumbing, HVAC, appliance repair, electrical, and carpentry work.\nHVAC certification.\nValid Driver’s License.\nVery strong organizational skills and ability to handle multiple priorities.\nSolid interpersonal and customer service skills.\nMust be available for on-call and weekend work.\nKey Accountabilities\n +Resident Relations + Customer Service\nDemonstrates customer service skills by treating residents and others with respect, answering questions from the team and residents, responding sensitively to complaints about maintenance services, and assigning work orders with efficiency and urgency.\nProjects a favorable image of the community to achieve property objectives and public recognition.\nEnsure consistency, follow-up, and follow-through in dealing with residents on all matters.\nEnforce policies of the community that are delegated by Community Manager.\nAssists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.\n +Maintenance Management\nCoordinate, schedule, and respond to resident/management requests and work orders.\nEnsure all repairs and replacements are necessary for community common areas and units.
