This position will travel regularly between multiple communities. #weshowup\nKey Responsibilities\nProvide Class “A” customer service - Building a good rapport with residents and going above and beyond whenever possible \nEffectively manage assigned staff to include activities such as assigning work, providing supervision and direction as needed\nEnsure prompt and efficient service by the maintenance team members\nPartner with Property Manager to adhere to budgets, forecast budgets and financial reviews\nDevelop multi-year capital project plans and manage the process to complete the capital projects\nOversees the condition and preventive maintenance programs of key asset systems; HVAC systems, fire protection, sprinkler suppression, retail kitchen hood systems, plumbing - sewer mains/ structural building plumbing, sump pumps, vertical transportation, electrical switchgear distribution, natural gas generators and ATS configuration and testing requirements etc.\nResponsible for renovations and various aspects of new construction\nParticipates in annual budget planning and provides input to vendor selection\nPerform regular site inspections to assess physical property condition, compliance and overall administration\nEnsure apartment turn overs and work orders are completed in a timely fashion\nOversee the activities of contractors working within the building. \nIdentify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building’s staff and occupants work in a safe environment\nEnsure compliance with all regulatory laws and guidelines are met as they relate to the operation of the building’s infrastructure\nMaintain all infrastructure and compliance documentation for the building including up-to-date building drawings and single lines as well as documentation mandated for maintaining regulatory compliance with Federal, State or Local law\nPerform other duties as assigned\nQualifications\nHigh School Diploma\nCurrent Driver's License\nEPA Section 608 Universal Certification\nMaster of Electrician and Plumbing preferred\nAt least 10 years of Residential maintenance experience\nAt least 8 years building facilities operation experience in a luxury apartment \nMinimum of 5 years supervisory experience as senior engineer/technician or equivalent position in facilities management\nBuilding automation systems experience required\nProven experience providing excellent customer service\nExtensive knowledge of HVAC, electrical, and plumbing systems in multi-family housing and mid to large size facility operations\nExposure to budgeting and basic accounting\nUnderstands elevator maintenance, fire sprinkler/alarm systems and high-rise buildings\nProficient with computers and relevant computer programs\nGeneral understanding and use of Microsoft Office, Microsoft Word, Excel, and Outlook\nExperience with Yardi preferred\nExcellent communication and leadership skills\nStrong problem-solving skills\nAbility to work after hours, as needed including on-call rotation \nMust be highly credible and trustworthy, and operate with high degree of integrity\nMust hold oneself and others accountable and strive for a high level of excellence\nMust have a positive, can-do attitude and be able to fuel growth and innovation\nMust be customer-focused and results-oriented\nMust want to continuously learn and develop\nExceptional oral and written communication, active listening, and organizational skills\nAbility to establish strong working relationships with others in team setting \nAbility to multitask and prioritize tasks with a strong attention to detail in a fast-paced environment \nSelf-directed and able to work independently, with minimal supervision\nPhysical Demands & Work Environment\nRequired to stand for long periods and walk, climb stairs, balance, stoop, kneel, crouch, bend, stretch, twist, and/or reach\nPush, pull or lift up to 50 pounds\nContinuous repetitive motions\nWork under variable temperature conditions (or extreme heat or cold), under variable noise levels, outdoors/indoors, around fumes and/or hazards, around dust and/or mite hazards, around chemicals and bio-hazards\nBenefits\nCompensation:\n - Competitive Salary with Bonus Potential\n- Generous Benefit Package: Medical, Dental, Vision, 401K Match, Life Insurance\n Career Development \n- Opportunities for Advancement within our expanding portfolio\n- Annual Professional Development Funds to fuel your growth\nEmployee Perks:\n- Employee Discount for added benefits\n- Enjoy a Friendly Work Environment that values collaboration\nAdditional Benefits:\n- Explore more perks and possibilities for growing your career with Comstock Companies!
