At CONAM, we foster a collaborative, team-oriented culture where our associates thrive and are valued for their expertise and commitment.\nWhat We Are Looking For:\nWe are seeking a Community Manager to oversee the operations and management of our conventional apartment community at The Grand 1501 in College Station, TX. As the Community Manager, you will play a critical role in maintaining high standards of resident satisfaction, apartment maintenance, marketing and financial performance for this conventional property.\nThis is a full-time position with full benefits. Pay range: $36.00 - $42.00 per hour\nKey Responsibilities:\nOversee daily operations of a conventional multi-family apartment community, ensuring the property remains a safe, well-maintained, and welcoming environment for all residents.\nLead, mentor, and supervise on-site apartment staff, providing guidance on customer service, leasing, and resident relations to ensure the apartment community operates smoothly.\nManage the leasing process for the community, including marketing available units, conducting tours, processing applications, and executing leases for new residents.\nEnsure the financial performance by creating and maintaining budgets, preparing monthly financial reports, and monitoring expenditures.\nConduct regular inspections (interior and exterior) to ensure the community is well-maintained and ensure compliance with company and regulatory standards.\nAdminister resident programs and services, focusing on building a strong apartment community and maintaining high resident satisfaction.\nOversee renovations, including interior and exterior updates, ensuring projects are completed on time and within budget.\nEnsure compliance with housing regulations\nHandle resident concerns and complaints professionally, striving to resolve issues quickly and fairly.\nPrepare and submit annual operating budgets and conduct quarterly budget reviews.\nMaintain records for all resident transactions, including move-ins, move-outs, rent collections, and renewals.\nFoster a team-oriented environment, working closely with corporate leadership and staff to achieve community goals for the complex.\nAbility to drive for business purposes to include, bank deposits, community supplies, competitive analysis of neighboring communities, and other duties as assigned.\nWho You Are: (Requirements of the Position)\nYou have 2-3 years of experience in property management, specifically in managing luxury / conventional apartment communities.\nYou have hands-on experience in overseeing the daily operations of a multi-family apartment community, with strong leadership skills.\nYou have a strong understanding of financial reporting, budgeting, and rent collections specific to apartment communities.\nYou are proficient with property management software, such as Yardi and/or MRI, particularly in managing apartment records and financials.\nYou have excellent communication skills (both verbal and written), with the ability to effectively engage with residents, staff, and vendors.\nYou possess strong organizational skills and attention to detail when managing operations.\nYou are passionate about delivering top-tier customer service and fostering a positive community for residents.\nYou are physically able to lift and carry items weighing up to 25 pounds.\nYou have a valid driver’s license and proof of automobile liability insurance.\nWhy You'll Love Working Here:\nCONAM Management Corporation is more than just a job - it’s a career where you can grow and be recognized for your expertise in Property Management.
