As a Senior Project Manager, you will supervise, direct and coordinate planning, design and construction phase activities for capital projects and programs; including being a direct liaison with the owner, designers and contractors regarding cost, schedule, quality and contract administration. The Senior Project Manager also maintains client relationships and participates in business development activities as required and may supervise the work of others in the Project Management Team.\nThe majority of assignments support public-sector and institutional clients, particularly K-12 school districts, libraries and municipalities such as police/public safety, village halls, and public works facilities, with opportunities to support select private-sector clients.\nKey Responsibilities:\nProject Leadership & Owner Representation\nServes as the day-to-day owner's representative and primary project contact for assigned projects, independently leading complex projects and/or multiple concurrent assignments.\nCoordinates project stakeholders, facilitates clear communication, and drives decisions, action items, and issue resolution to maintain project objectives.\nLeads planning and programming, consultant selection, design management, public procurement, construction, occupancy, and project closeout.\nAnticipates project risks, issues, and decisions; evaluates options and impacts; and develops practical recommendations for the client with senior leadership support as appropriate.\nLeads and documents project meetings and prepares concise reporting for client leadership and other stakeholders.\nManages executive, board, public-official, and senior stakeholder expectations and provides concise, decision-focused reporting.\nCost Management\nIndependently develops and maintains project budgets, cash flow projections, contingencies, and cost forecasts.\nDevelops and manages project budgets, cash flow, contingencies, forecasts, and overall financial reporting.\nPrepares and reviews cost estimates, bids, pay applications, and change requests; evaluates cost trends and identifies potential savings and risk mitigation opportunities.\nSchedule Management\nDevelops and maintains overall project milestone schedules and works with the design and construction teams to support on-time completion.\nCreates schedules using scheduling software with limited help from supervisor concerning activity linkage.\nReviews detailed design and construction schedules for sequencing, critical milestones, delays, and potential impacts.\nIdentifies schedule concerns, evaluates impacts with the project team, and supports development and implementation of recovery strategies as needed.\nCoordinates project closeout, including punch list, final documentation, occupancy, turnover, and warranty requirements.\nDesign & Quality Management\nReviews proposed materials, products, and design decisions for conformance with owner requirements, project scope, and applicable standards.\nPerforms design and document reviews to identify coordination, constructability, scope, and quality concerns and works with the project team to resolve issues. \nConducts site observations during construction to monitor progress and general conformance with design intent and contract documents.\nProcurement & Contract Administration\nPrepares and oversees project documentation and reporting, and manages Consertus scope, hours, staffing, and deliverables against contract requirements.\nSupports development and administration of consultant, contractor, and vendor agreements, including scope, deliverables, fee structure, reimbursable expenses, and coordination of insurance and legal requirements.\nLeads public procurement and selection processes for design professionals, contractors, consultants, and vendors, including RFQ/RFP development, bidding, evaluation, interviews, and award recommendations.\nCoordinates with the Project Team and governmental agencies to obtain proper permits, inspections, and occupancy certificates. \nClient Relations & Business Development\nBuilds and maintains trusted senior-level client relationships, manages expectations, identifies future needs, and supports expansion of client relationships.\nMaterially contributes to qualifications, proposals, interviews, presentations, and other business development efforts; meets with and presents to prospective clients.\nAttends evening board meetings dependent upon client.\nMonitors Consertus scope, fees, staffing, and contract performance; identifies scope changes and additional services as appropriate.\nQualifications/Requirements:\nBachelor’s degree in Architecture, Construction Management or related field preferred\n12+ years of experience\nExperience working in the K-12, Municipal, Healthcare, or other institutional clients strongly preferred; candidates should be comfortable working in public-sector and stakeholder-driven environments.\nExperience with Capital Programs and Construction Project Management required\nProven experience in Owner Representation services preferred\nAbility to communicate complex project issues clearly to clients, boards, and stakeholders with varying levels of design and construction experience.\nProficiency with Microsoft Office and familiarity with project management, document-control, and scheduling platforms such as Microsoft Project; P6 or equivalent scheduling experience is a plus.\nAbility to work in a fast-paced environment while producing complete, accurate, timely, and well-organized work.\nWillingness and ability to travel to client offices and project sites as required, including occasional evening board or public meetings; hybrid work schedule expected.\nPMP, PE, RA/AIA, or CCM certification preferred but not required.\nCompensation Range\nCompensation range $120,000-$150,000 full-time position.\nWhat’s In It For You:\nCompany-paid life and disability insurance\nOptional benefits like pet insurance, legal, and supplemental health plans\n401(k) with day-one eligibility.
