A light fails. A door will not lock. At most organizations these are tickets. At HTM they are the difference between a shelter that functions tonight and one that does not.\nThe Maintenance Technician is the person who shows up and fixes it. This role completes work orders across HTM's program sites in plumbing, electrical, structural repair, painting, carpentry, and building systems including cameras, fire alarms, and Wi-Fi. The role also applies preventive measures that reduce the risk of future failures, identifies safety hazards before they become injuries, and documents every job clearly enough that the next person can pick it up.\nThe work is generalist by design. When a condition requires a licensed specialty trade, the Technician identifies it, secures the site, and escalates to the Maintenance Manager rather than working outside scope.\nMost of this job happens at sites, not at a desk, in buildings that serve some of the most vulnerable people in Los Angeles County. A functional, well-maintained site is not a facilities outcome at HTM. It is a mission outcome, delivered one work order at a time.\nPrimary Duties and Responsibilities\nWork Order Completion\nComplete maintenance requests assigned through MaintainX efficiently and to quality standards.\n\nDocument the status of each request in MaintainX with photos, comments, and materials used.\n\nCommunicate with the Maintenance Manager on scheduling, sequencing, and priority changes throughout the day.\n\nNotify the Maintenance Manager promptly when a work order cannot be completed as assigned, and why.\n\nRepair and Routine Maintenance\nPerform routine maintenance including structural repair, wall and drywall repair, painting, door and lock repair, and window replacement.\n\nRepair broken or leaking plumbing in buildings, connex trailers, hygiene trailers, and other facility types.\n\nRepair or replace basic electrical components including lights, outlets, switches, and fixtures within the scope of the position.\n\nTroubleshoot and support building systems including cameras, fire alarms, and Wi-Fi equipment.\n\nPerform carpentry and minor construction tasks in support of site repairs and modifications.\n\nPreventive Maintenance\nComplete assigned preventive maintenance tasks on schedule and document completion.\n\nApply preventive measures at each site to reduce the risk of recurring problems.\n\nReport deteriorating conditions observed during site visits, whether or not they are part of the assigned work order.\n\nScope Recognition and Escalation\nIdentify conditions that require a licensed specialty contractor and escalate to the Maintenance Manager rather than performing work outside the scope of the position.\n\nSecure and make safe any area with an active hazard pending repair or vendor response.\n\nIdentify and address potential safety hazards before they result in injuries.\n\nReport all incidents, injuries, and unsafe conditions to the Maintenance Manager promptly.\n\nVehicle and Supply Management\nEnsure the assigned vehicle is organized, stocked, and ready for each day's assigned tasks before departing.\n\nMaintain accountability for assigned tools and equipment.\n\nForecast supply needs for scheduled tasks and communicate purchasing requirements to the Maintenance Manager.\n\nSite Conduct\nWork respectfully and professionally in occupied program spaces, coordinating with site staff before entering participant areas.\n\nFollow all safety policies, procedures, and personal protective equipment requirements.\n\nComplete all assigned safety and compliance training by the required deadline.\n\nMarginal Functions\nSupport new site builds, renovations, and de-mobilizations as assigned.\n\nAssist other technicians on multi-person jobs outside the assigned portfolio.\n\nEscort or provide site access for outside vendors as directed.\n\nPerform additional duties as assigned by the Maintenance Manager.\n\nQualifications\nHigh school diploma or equivalent required. Vocational training or trade certification in a relevant field preferred.\n\nMinimum one to two years of hands-on experience in building maintenance, facilities repair, or a closely related trade required.\n\nWorking knowledge of plumbing, electrical, structural repair, painting, and minor carpentry required.\n\nFamiliarity with cameras, Wi-Fi systems, fire alarms, and basic technology troubleshooting preferred.\n\nExperience working in a multi-site environment is preferred.\n\nAbility to operate vehicles, power tools, and hand tools proficiently.\n\nBilingual in English and Spanish preferred.\n\nSkills\nCompletes a varied workload of maintenance tasks across multiple trade areas accurately and on time.\n\nTroubleshoots plumbing, electrical, carpentry, and building systems issues and resolves them with the appropriate repair method.\n\nRecognizes the limit of the position's scope and escalates specialty work rather than attempting it.\n\nIdentifies safety hazards proactively and addresses or secures them before they become injuries.\n\nDocuments work clearly in MaintainX with photos and status updates after each task.\n\nMaintains an organized, fully stocked vehicle ready for each day's assignments.\n\nCommunicates with the Maintenance team, site staff, and leadership in a clear, professional, and timely manner.\n\nManages a daily schedule of site visits and work orders without losing track of priorities or timelines.\n\nWorks effectively in environments that serve people in crisis, demonstrating professionalism and respect at all times.\n\nAdapts readily to changing assignments and works well under pressure in field conditions.\n\nMandatory Requirements:\nBackground Screening - Employment is contingent upon the successful completion of a criminal background check.\n\nDrug and Alcohol Testing - Candidates must pass pre-employment and, if applicable, ongoing drug and alcohol screenings in accordance with company policy.\n\nMotor Vehicle Record (MVR) Check - For roles requiring driving, employment is contingent upon an acceptable driving record.\n\nLegal Eligibility to Work - Candidates must provide proof of legal authorization to work in the United States.\n\nCompliance with Company Policies - All employees must comply with company policies, including safety, confidentiality, and conduct standards.\n\nPhysical, Demands, Environmental Conditions, Equipment\nThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job.
