Project Oversight:\n Manage the day-to-day operational and tactical aspects of assigned projects.\nCoordinate the project team comprised of internal departments and external operating partners to manage the scope, design changes and other criteria to ensure all project requirements are understood and appropriately implemented.\nOversee and direct contractors, subcontractors, architects, engineers, tenants, etc. during construction.\nMonitor, manage and control project activities to ensure that projects are progressing safely, on schedule and within prescribed budget.\nResolve and/or escalate issues in a timely manner\nEnsure timely and accurate billings as well as timely completion of punch list activities including receipt of all required certificates, inspections and project close-out documents. \n2. Project Communication + Integration:\n Interface with project teams and customers (as appropriate) to manage day-to-day interactions.\nDemonstrate ability to foster teamwork, collaboration and build relationships.\nResponsible for actively communicating project status, providing timely and accurate project documentation and reporting regarding scope, budget, quality and schedule.\nFacilitate team meetings for purposes of planning and communicating project information, providing status updates and to address issues.\nCommunicate difficult/sensitive information tactfully.\nEnsure all project documentation is complete, current and stored appropriately on CDP’s project network.\nFollow closeout procedures/checklist for transfer to operations with all required certificates, inspections, warranty information and project documentation.\nAssist as required in warranty maintenance and repair work between contractor and CDP Operations Team.\n3. Project Initiation + Planning:\nIn collaboration with the Development Manager, support development activities throughout the planning and base building design process: formulate and define the scope and objectives of the project, gather and document project requirements and assist in the completion of any necessary feasibility studies and designs including resource plans, schedules and work plans to produce final project plan. \nCollaborate with Development Manager to ensure cost effective designs.\nGather and document tenant project requirements and ensure completion of the necessary feasibility studies and designs including resource plans, schedules and work plans to produce final project plan. \nReview, coordinate, and respond to changes that occur during the planning process. \nRevise plans and schedules as appropriate to meet changing needs and requirements. \nProvide value engineering and constructability analysis during the development process and throughout construction, challenging budget costs and sliding schedules and using expertise to suggest options to improve both.\n4. Project Budget, Costing, and Resources:\n Develop project cost estimates and scopes of work to assist in the evaluation of project viability and conduct analysis of cost estimate data for project proforma. \nEvaluate, forecast, and manage project costs. \nPrepare and monitor project-related budget.\nEnsure that documentation outlining the cost and scope of projects, staffing requirements and engagement of contractors is developed in a consistent and accurate manner.\nDemonstrate understanding of bidding and procurement requirements; draft request for proposal and review and qualify vendor bids.\nRecommend selections for project award. Review and administer all project contracts including consultants, contractors, etc.\nMaintain a thorough knowledge of the Total Indicated Cost (TIC) forecasting model, managing commitments, changes, anticipated changes and contingency use.\nAbility to forecast final project cost, including savings or overages, at any phase.\n5. Quality + Safety:\nMaintain a complete knowledge of project safety requirements and review with CDP’s Safety and/or QA/QC manager. \nEnsure day to day contractor activities are performed in a safe and controlled manner.\nReview contractor’s quality control plan, monitor and ensure deficient work is corrected in a timely manner.\nProvide oversight and ensure contractor adherence to project and building standards as required.\nSECONDARY RESPONSIBLITIES:\nProvide assistance to asset management with marketing, selling and/or leasing properties.\nProvide support to capital improvement projects and construction executives, including but not limited to, estimating, contracting, field investigations, QA/QC inspections, meeting attendance, cost modeling, design review, etc.\nProvide inspection and due diligence for properties being proposed for acquisition.\nProvide mentoring, technical consultation and leadership to Project Management team.\nAct as liaison with state, federal and local government representatives, and agencies as necessary.\nPerform other job-related duties as assigned.\nQUALIFICATIONS:\nEducation: Bachelor’s degree in construction management, engineering, architecture, business or other related discipline or equivalent experience.\nFurther Training:\nProject Management Certification preferred. \nLEED Accreditation preferred.\nProfessional Experience:\nMinimum of five years of experience in project management, construction management relating to commercial construction or other relevant field.\nCommercial base building construction experience is preferred.\nCost estimating experience is preferred.\nComputer Skills:\nPC proficiency to include (to include but not limited to) Microsoft Office applications (Word, Excel, Outlook, etc.) .\nFamiliarity with Bluebeam and Microsoft Project.\nAbility to learn company specific software and adapt to new or changing software programs.\nMobility: Occasional travel required.\nOther Requirements:\n Proven track record of successful project completion.\nKnowledge of sustainable development and construction preferred.\nKnowledge of current trends including LEED preferred.\nUnderstanding of site (land/building) construction & development preferred.\nDemonstrated ability to lead and organize cross-functional teams.\nAbility to read blueprints and architectural/engineering drawings.\n\nExcellent communication and customer service skills.\nAbility to prepare and monitor budgets and conduct financial analysis. \nAbility to multi-task, prioritize concurrent assignments and adapt to shifting priorities.\nMust possess a valid driver’s license and the ability to operate a motor vehicle.\nAbility to be available to be on call and respond at off hours to emergency situations.\nMay be required to carry and maintain appropriate government credentials.
