Management of outside contracts and the functions of the engineering department in managing the work flow (repairs, maintenance, mechanical, FF&E, Life Safety Systems), of the preventive and corrective maintenance systems. Responsible for the development, implementation and training schedule of extensive Engineering Manuals to include but not limited to Policies and Procedures, equipment locations and operations, Guest Request and House Request Program, Life Safety, location of shut-off valves, isolation valves and utilities mains. These manuals will also contain numerous maps, diagrams and blueprints to be used as reference material. Provide leadership, mentoring, training, career development and annual evaluations for all Associates within the Division. Further, it includes the distribution and follow-up of work orders to related individuals and departments. In order to meet the general purpose of this position an individual must be able to multi-task, be flexible and adaptable to differing situations. A strong sense of responsibility and accountability is necessary for this position. Excellent inter-personal skills and good judgment are required for this position.\nResponsibilities\nPerform, assign, and/or verify completion of routine and emergency maintenance and the operation of the physical structure of the hotel, all mechanical systems and any other systems which affect the operation of the facility.\nEnsure the highest quality work standards are being performed by staff, in all tasks and assignments according to performance and safety standards.\nEnsure the execution of exemplary customer service standards by self and staff at all times, in all areas.\nAssist with selection, training, supervision, development, discipline and counseling of staff in accordance with departmental and company policies and procedures.\nAssist in utilization of on-line work order system and distribute work flow in the most efficient manner.\nMaintain inventory of PPE, engineering parts, supplies, tools, and material for the department.\nSupport and assure compliance with all company and departmental policies and procedures.\nSupport and assure compliance of all local, state and federal regulations.\nAssist with the implementation of the management company’s environmental policies and practices.\nAssist with the implementation of safety programs.\nAttend staff meetings if/when requested.\nLead/Attend Safety Committee meetings if/when requested.\nPerform any necessary repairs or maintenance as required or assigned.\nExecute Performance Evaluations for associates.\nPerform Risk Management duties as assigned or required.\nConduct self as a resource for all departments of the property.\nMaintain a professional image at all times.\nMaintain cleanliness and integrity of mechanical areas, shops, tool carts and tools. \nPerform special projects as assigned by the General Manager.\nAvailable 24/7 for emergency contact.\nAvailable to work any shift as deemed necessary.\nPerform other duties and responsibilities as assigned or required.\nQualifications\nMinimum five years' experience in the facilities management of hospitality related properties.\nProven track record in managing an efficient work force focusing on preventative maintenance of the asset's public areas, guestrooms, and physical plant. \nExperience in organizing, implementing, and maintaining a preventative maintenance tracking system and work order system.\nExperience in coordinating and managing hospitality capital improvement projects, i.e. public areas and guestrooms renovations, FF&E repair and reupholstering, FF&E procurement, site and building maintenance and upgrades. \nProven command of the English language, both oral and written.\nProven ability to take charge and work with minimum supervision. Enjoys challenges and situations where solutions are not obvious. Able to make decisions in a high stress environment.\nStrong PC skills with an emphasis on Excel.\nSkills:\nStrong communication skills- both oral and written\nMaintain accurate budget and forecast files\nGood organization & time management skills\nGood interpersonal skills\nNecessary to be able to hear emergency alarms and follow and direct appropriate emergency procedures\nMust be able to troubleshoot electrical and mechanical system problems\nMust have extensive working knowledge of building systems to include but not limited to; HVAC, electrical, plumbing, refrigeration, roofs, building finishes, mechanical operations, energy management and Preventative Maintenance Programs\nSafety Requirements:\nOSHA laws require the use of Personal Protective Equipment (PPE) when performing work duties that have a potential of risk to your health or safety. The following is a list of some of the devices required. This is only a sample list and is not to be all-inclusive do to the nature of the work conductive to the Engineering Department.\nBack support belts, protective gloves, eye protection, breathing protection, hearing protection, lock-out/tag-out protection and any other equipment as necessary to provide a safe working environment. \nAll work duties conducted by Engineering personal will be evaluated and regular scheduled training and refresher training will be conducted as required by law. Associates will be trained as to the use and care of any and all required PPE equipment. The Hotel provides this required PPE and it is the responsibility of engineer to wear this equipment as it relates to daily work assignments. It is your responsibility to report defective, damaged or lost PPE to your Manager.
