We are seeking a Planning & Development Project Manager (M&O) to join our Facilities Sector. The successful candidate will have at least 10 years of experience in project and construction management within the Commercial, Public, or Educational Facility Construction sectors. Modernization of existing K-12 educational facilities is a major plus.\nResponsibilities\nManages oversees and coordinates all facets of the pre-construction, bid and award, construction and close-out phase of all assigned projects.\nReviews pre-construction documents and submits comments to Designer as necessary.\nPlans, organizes, and prepares reports to upper management with respect to the status and/or progress of the projects.\nCoordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work, coordinates with various District and Project staff.\nManages both the project budget and schedule to meet the District’s qualitative standards; monitors the project budget on a monthly basis and ensures that the budget accurately reflects the project status/progress.\nManages daily activities of the contractor, reviews contractors’ construction schedules and submittals, and coordinates responses to the contractors’ inquiries thru the Requests for Clarifications (RFC) and other related documents.\nReviews substitution submittals from contractors to ensure specification and/or District requirements are complied with.\nReceives, reviews, and negotiates Contractor Change Order Proposal(s) to achieve a fair & reasonable price in accordance with the General Conditions; reviews and addresses any and all Schedule impacts in accordance with the project specifications in a timely manner.\nReviews the process and monitors payments for the contractor, architects, engineers and any other pertinent parties.\nAdministers provisions of Professional Service Agreements between Architects and the District.\nCoordinates District delivery of related fixtures, furniture and equipment\nMonitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close out.\nPerforms other duties as assigned.\nQualifications\nGraduation from a recognized college or university with a bachelor’s degree preferrably in Architecture, Engineering, or Construction Management.\nTen (10) years' full time professional experience in the Project/Construction Management of Commercial and/or Public/Educational Facility Construction with full responsibility for coordinating complex modernization projects with construction values between $500,000 and $5M.\nPreferred Experience:\nExperience in utilizing Building Information Modeling (BIM)\nExperience in Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS)\nExperience with the Division of State Architects (DSA) construction/design/certification process\nA CCM certification from CMCI may be substituted for the education requirement or additiona years of experience may also be substituted on a year-for-year basis.\nSalary Range: $140,000 to $155,000 per year\nLocation: Los Angeles, CA\nWork Environment: Onsite\nOur Company\nCordoba Corporation, Making a Difference\nCordoba Corporation is a leading civil engineering, construction management, program management, and planning firm.
