Reporting to the Director of Preconstruction, this role owns project scoping and cost estimating from early concept through construction documents, partners directly with design teams, owners, and subcontractors, and carries projects through GMP development and subcontractor buyout. This is a client facing role requiring polished communication, sound judgment, and the ability to manage multiple pursuits and active preconstruction assignments at once. Success in this role depends on close teamwork and a servant leadership mindset applied to every interaction.\nESSENTIAL DUTIES & RESPONSIBILITIES\nLead estimating from conceptual design through construction documents (SD, DD, CD), including detailed scopes, quantities, and unit pricing.\nDevelop project budgets, cost models, and GMP proposals for progressive design-build, lease-leaseback, and CM at Risk projects.\nSolicit, evaluate, negotiate, and manage subcontractor bids through buyout and award.\nCollaborate with owners, design teams, and internal staff to align project scope, budget, and schedule.\nIdentify project risks and support constructability reviews, value engineering, and mitigation strategies.\nMonitor preconstruction schedules, design milestones, and procurement activities.\nPrepare and present estimates, GMP packages, and project updates to clients and leadership.\nMaintain accurate estimating records and project documentation using CORE systems.\nSupport project pursuits, proposals, and interviews while ensuring compliance with Nevada public contracting and prevailing wage requirements..\nREQUIRED QUALIFICATIONS\nMinimum 2 years, preferably 5 to 10 years of progressive experience in construction estimating and/or preconstruction management with a general contractor, construction manager, or design build firm\nDemonstrated experience scoping and estimating projects from concept/schematic design through construction documents\nDirect experience with progressive design build, and/or CM at Risk delivery, including GMP development\nExperience estimating Nevada public sector work, including K through 12, higher education, and/or civic/municipal, strongly preferred\nProven ability to develop detailed, trade specific scope and unit rate pricing, and to solicit, review, and negotiate subcontractor bids through buyout\nStrong verbal and written communication skills; comfortable presenting cost information to clients and design teams\nWorking knowledge of Nevada public contract law and prevailing wage requirements\nProficiency with standard estimating and project tools (Bluebeam Revu, Microsoft Project, Excel); experience with Destini (Beck Technology) is highly desired but not required\nValid Nevada driver’s license and the ability to travel as needed within Southern Nevada\nBachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred; equivalent combination of education and/or relevant experience will be considered\nPHYSICAL DEMANDS & WORK ENVIRONMENT\nPrimarily an in-office role based at CORE’s Las Vegas, NV office; this is not a remote position\nOccasional site visits to active project sites and design meetings; may require walking active construction sites, climbing stairs/ladders, and wearing required personal protective equipment (PPE)\nProlonged periods sitting/standing at a desk and working at a computer\nOccasional local and regional travel, including day trips and occasional overnight travel to support rural NV projects and/or continuing education opportunities\nCOMPENSATION & BENEFITS\nBenefits Options include: Medical, dental, vision, HSA/FSA, life and disability insurance\nAdditional Benefits Paid time off, paid leave, tuition reimbursement, CCG Perks; Employee Assistance Program, Basic Life and Long-term disability at no charge to employee\nRetirement 401(k) retirement plan with company match options\nEquipment Company provided cell phone or monthly cell reimbursement, laptop, and all necessary hardware, software, and job related tools\nTravel Costs Gas covered for work related travel; no company vehicle is provided\nWork Arrangement Full time, in office.
