This role works with Business Development, clients, insurance adjusters, subcontractors, estimators, procurement to develop roofing scopes and estimates and manage contracts, documentation, billing, and collections.\nThe Roofing Project Director serves as a primary point of contact for the customer while partnering with the Project Manager responsible for field execution. The role requires an understanding of commercial roofing systems and the ability to identify project requirements, communicate recommendations, and keep stakeholders informed throughout the project lifecycle\nWhat You’ll Do\n Client, Adjuster, and Stakeholder Coordination\nDevelop and maintain relationships with property owners, facility managers, insurance adjusters, consultants, and other commercial clients.\nWork with Business Development to gather information about new roofing opportunities and maintain customer communication throughout the project.\nServe as a primary point of contact for clients and adjusters on scopes, proposals, contracts, change orders, billing, and other commercial matters.\nCoordinate with Cotton Roofing Team (VP, procurement and estimating), roofing subcontractors, and field personnel to align the project scope with customer expectations and field requirements.\nParticipate in customer meetings, site visits, pre-bid meetings, and project reviews as needed.\nSupport competitive bid opportunities by coordinating project information, estimates, proposals, and required documentation.\n\nRoof Inspections, Scope Development, and Estimating\nCoordinate and participate in roof inspections with qualified roofing subcontractors or other appropriate personnel.\nGather and document field measurements, photographs, core sample findings, existing roof conditions, drainage issues, and other information needed to develop the scope of work.\nIdentify and document conditions that may affect the proposed roofing system, project cost, schedule, or execution.\nDevelop roofing scopes of work based on inspection findings, customer requirements, and applicable project specifications.\nFor capital improvement projects, develop good, better, and best roofing options when appropriate.\nFor insurance projects, prepare scopes consistent with the approved insurance requirements, including like kind and quality when applicable. (Xactimate Proficient)\nCoordinate with Estimating and Procurement to obtain material pricing, project takeoffs, subcontractor pricing, and other information needed to complete an estimate.\nReview estimates and proposals for completeness and consistency with the intended scope before presenting them to the customer.\nPresent roofing proposals to customers with Business Development participation as needed.\nContract Administration and Project Documentation\nPrepare and coordinate proposals, contracts, work authorizations, and other project documents in accordance with company standards.\nEnsure required contracts and authorizations are completed and executed before work begins.\nCoordinate change orders with the Project Manager, subcontractors, and customer, including supporting documentation and pricing.\nMaintain complete and accurate project files from initial opportunity through closeout.\nDocument customer communications, scope revisions, approvals, and project decisions.\nSupport project startup by providing the Project Manager with the executed contract, approved scope, estimate, project requirements, and other necessary documentation.\nProject Administration and Operational Support\nCoordinate the handoff of awarded projects to the Project Manager and operations team.\nPartner with the Project Manager to track commercial, contractual, and administrative requirements during project execution.\nCommunicate with the customer and project team regarding scope changes, documentation needs, and other issues that may affect the project.\nCoordinate with subcontractors, suppliers, and internal teams to obtain required project documents.\nAssist with project closeout documentation, including applicable warranties, inspection records, photographs, and customer-required documents.\nWork with Business Development and leadership to support customer relationships and identify additional roofing opportunities.\nFinancial Administration\nPrepare and submit invoices in accordance with contract terms, customer requirements, and company procedures.\nMonitor project billing and accounts receivable and coordinate with the customer and internal teams to support timely payment.\nTrack approved change orders and communicate their financial impact to the Project Manager and appropriate leadership.\nAssist with the collection of progress payments, retainage, and final payment.\nMaintain financial documentation in accordance with company accounting and reporting requirements.\nProblem Solving and Issue Resolution\nIdentify scope, contract, documentation, billing, or customer concerns that could affect project progress or payment.\nWork with the Project Manager and other stakeholders to resolve issues promptly.\nEscalate matters that require leadership review or approval.\nCommunicate changes and decisions to the appropriate team members and maintain supporting documentation\nWhat You Bring to the Table\nFive to seven years of experience in commercial roofing, construction project coordination, estimating, restoration, or a related field.\nExperience supporting commercial roofing or construction projects from the initial opportunity through project closeout.\nExperience preparing scopes of work and estimates, administering contracts, and managing project documentation.\nExperience working with property owners, facility managers, subcontractors, and project teams.\nExperience with insurance-related roofing projects is preferred.\nSkills\nAbility to assess and document existing commercial roof conditions.\nAbility to read and understand roofing plans, specifications, measurements, and project documents.\nAbility to prepare clear scopes of work, estimates, proposals, and customer communications.\nProficiency in Xactimate required.\nStrong organizational skills and attention to detail.\nStrong written and verbal communication skills.\nAbility to build customer relationships and work effectively with internal teams and subcontractors.\nAbility to manage multiple projects and priorities.\nStrong problem-solving and conflict resolution skills.\nProficiency in Microsoft Office applications.\nAbility to travel domestically and internationally as business needs require.\nEducation\nBachelor’s degree in Construction Management, Business, or a related field, or equivalent work experience.\nWhy Cotton?\nImpactful Work: Play a key role in delivering essential services during critical projects, ensuring client satisfaction and business growth.\nCollaborative Culture: Work alongside talented and dedicated professionals who share a passion for excellence and innovation.\nCareer Growth: Expand your skills through continuous learning and opportunities to take on new challenges.\n\nOur Values\nAt Cotton, we value Action Orientation, Collaboration, and Accountability.
