Our multifamily communities are branded NOVEL (urban), RENDER (suburban) and HARMON (build-to-rent) and our commercial developments are branded AXIAL (industrial), THE YIELD (life science) and BOWER (office).\nLocation preference for this position is Atlanta, GA, with Charlotte, NC as a possible second option.\nJOB SUMMARY\nESSENTIAL FUNCTIONS\nPre-Construction:\nAssist with plans and designs during the pre-development stage of multiple projects\nBe the project-level point of contact for concept design and design development\nSet the project budget from the conceptual estimate and issue building component budget targets to the design team at kickoff\nManage the design team to the target budget through the end of schematic design. Price design decisions as they are made and intervene when one puts the budget at risk\nLead value engineering when the design exceeds budget and confirm accepted items are carried into the drawings\nCoordinate all pre-construction documents\nReview and evaluate all pre-construction documents for consistency and quality control\nLead design review during concept and schematic design for cost and constructability:\nReview building systems\nIdentify design in-efficiencies\nReview drawings and spot inconsistencies\nReview structural details and assist with problem solving\n\nRun the milestone design review as a Bluebeam Studio session and track comments\nBe a leader in product innovation, bringing ideas to the team and across business units as applicable.\nReview plans, red-line, document issues and report back to development and construction leaders.\nVerify coordination has been done between all design team members\nResponsible for working cooperatively with the Crescent Sr. Vice President of Pre-Construction, architects, MEP engineers, structural engineers, sound consultants, waterproofing consultants, and ADA consultants throughout the design phase of the project.\nAttend weekly and monthly design meetings for all projects as needed\nResponsible for helping to manage the early pricing process with in-house construction, potential general contractors, subcontractors, and vendors as needed.\nReview budgets with the Sr. Vice President of Pre-Construction prior to sharing with the development team.\nCreate and maintain a pre-construction schedule, tracking and maintaining dates to ensure the project timeline is met\nAssist developer in the procurement and review of geotechnical and environmental site assessments.\nWork closely with Construction Operations in early phases of design.\nEstimating:\nAssist with other estimating when needed\nCreate accurate conceptual pricing and schematic pricing from historical data, market pricing, and third-party advice.\nProvide quantity takeoffs for pricing\nCommunicate issues discovered while pricing projects with the Crescent team and architects\nAct as lead for estimating for in-house general contractor and third-party project\nJOB REQUIREMENTS AND QUALIFICATIONS\nEducation and Experience\nMinimum:\nBachelor's degree required with a focus in Architecture or Construction\nMinimum of 7-10 years of relevant experience required in multifamily construction and pre-construction management\nMust have experience with design and architectural services\nStrong working knowledge of building codes\nUnderstand construction methods for estimating - prefer knowledge of estimating software\nAble to judge the cost impact of design decisions before they are priced\nExcellent oral and written communication skills\nDetail-oriented and a good problem solver\nProven track record in meeting deadlines and budgets\nAbility to provide strong leadership to team members, consultants, contractors, customers, and other internal or external entities.\nEffective organizational skills - project management\nMust be persistent, collaborative, and a self-starter with a focus on doing things right\nStrong proficiency with Microsoft Office including Excel, Word, and Outlook\nProficiency with Bluebeam Revu, including Studio sessions\nPHYSICAL DEMANDS\nCommunicate and converse to exchange information\nAbility to operate a computer keyboard, phone, calculator and other office equipment with or without accommodations.\nSeeing to read a variety of materials\nMust be able to remain in a stationary position for extended periods of time.\nMust be able to transport 10-25 lbs.
