Become a Parkmaker!\nJob Description:\nController - Property Management is responsible for overseeing:the financial administration of the assigned property portfolio,\nensuring the accurate processing of lease-related transactions,\nbudget control, financial reporting, and tenant account management.\nThe role partners closely with Property Managers, Finance, Construction, and Business Development teams to ensure financial accuracy, compliance with company policies, and effective cost control while supporting business performance through insightful reporting and analysis.\nKey Responsibilities\nLease & Tenant Financial Administration\nMonitor lease agreements, including rent reviews, indexation, amendments, service charges, and financial settlements.\nIssue accounting documents (invoices, debit notes, credit notes) in accordance with lease agreements.\nManage utility billing, allocation, reconciliation, and settlements.\nReview and process supplier and operating cost invoices.\nMonitor tenant balances and coordinate collection activities for outstanding receivables.\nProcess and reconcile bank statements related to tenant payments and financial settlements.\nPrepare and execute bank payments in accordance with internal procedures.\nMaintain accurate financial records for the assigned portfolio.\nCAPEX / OPEX Budget Management\nSupport the preparation of annual CAPEX and OPEX budgets for the assigned properties.\nMonitor actual expenditures against approved budgets and identify variances.\nPrepare monthly budget tracking reports, forecasts, and reforecasts.\nMonitor purchase orders, commitments, accruals, and budget utilization.\nPerform variance analysis and provide recommendations for cost optimization.\nEnsure capital and operational expenditures are accurately allocated and recorded.\nWork closely with Property Managers, Construction, Procurement, and Finance teams to maintain budget discipline.\nSupport investment tracking and capital project reporting.\nFinancial Reporting & Analysis\nPrepare monthly, quarterly, and annual financial reports.\nProduce management reports, dashboards, and ad hoc analyses to support business decisions.\nAnalyze financial performance, identify trends, and highlight potential risks or opportunities.\nSupport budgeting, forecasting, and year-end closing activities.\nEnsure compliance with internal financial controls and accounting procedures.\nStakeholder Collaboration\nAct as the primary finance contact for Property Managers regarding portfolio performance.\nCollaborate with Finance, Business Development/Leasing, Construction, and Procurement teams.\nSupport internal and external audits by providing required documentation and
