This position will act as an Owner's Authorized Representative (OAR) and will be supporting cutting edge research facilities for a leading scientific university. This is an exciting opportunity to lead institutional projects in Southern California.\nEssential Duties & Responsibilities:\nSupport management of assigned capital projects from planning and design through permitting, construction, and close-out.\nMonitor and help maintain project scope, schedule, and budget, and promptly identify and report variances to senior project managers.\nCoordinate with contractors, architects, engineers, inspectors, and facilities staff to keep work progressing and resolve issues in a timely manner.\nConduct regular site visits and field observations to confirm that work conforms to plans, specifications, and established standards.\nTrack action items, open issues, and commitments through to completion, following up with project team members and contractors until each is resolved.\nMaintain organized and complete project documentation, including plans, specifications, meeting minutes, correspondence, and record drawings.\nReview and process change orders and assess their impact on project schedule and budget.\nPrepare and facilitate project team, contractor, and client meetings, and distribute accurate minutes and follow-up items.\nPrepare status reports, progress updates, and correspondence for Facilities and Planning, Design & Construction leadership.\nCoordinate with Planning, Design & Construction, Facilities Operations, Facilities Finance, and other campus stakeholders as needed.\nFollow and contribute to established project procedures and best practices.\nRequired Education and Experience:\nBachelors degree in Architecture, Engineering, Construction Management, or a closely related field. Additional qualifying experience in excess to the minimum stated below may be substituted for the required education on a year for year basis.\n5-10 years of project or construction management experience on new buildings, facilities, or capital projects.\nWorking knowledge of project scope definition, budget tracking, and schedule coordination.\nDemonstrated reliability in following up and following through on commitments, action items, and deadlines.\nStrong written and verbal communication skills, including the ability to facilitate project meetings effectively.\nExperience with field observation and contractor coordination during construction.\nStrong organizational and documentation skills.\nAbility to work in a fast-paced environment, exercise sound judgment, and recognize when to escalate issues.\nAbility to manage assigned tasks and project responsibilities with limited supervision.\nEffective oral and written communication skills.\nAdditional Preferred Experience:\nHigher education and laboratory/research construction experience.\nProficiency with Autodesk Forma and Bluebeam software.\nFamiliarity with QA/QC processes and with design-build and design-bid-build delivery methods.\nCertified Construction Manager (CCM) or Design-Build Institute of America (DBIA) certification, or progress toward certification.\nExperience on LEED-certified projects.\nExperience reviewing and coordinating construction documents and preparing change orders.\nExperience in Formal Construction Partnering and on-site QA/QC Supervision.\nAbility to develop and control project scope.\nAbility to develop and maintain project budgets.\nAbility to develop and review project schedules.\nAbility to effectively facilitate project team and client meetings.\nAbility to effectively negotiate and prepare change orders.\nAbility to effectively monitor and coordinate construction activities with the various project stakeholders. \nAbility to adapt and respond effectively to project issues and challenges.\nAbility to set and manage project expectations.\nCumming Group is committed to providing Equal Employment Opportunity in its personnel policies and practices.
