The role ensures smooth functioning of electrical, HVAC,STP, Mechanical, Plumbing, firefighting, Civil works and building management systems while maintaining compliance with safety standards, statutory regulations, and service level agreements (SLAs).\nKey Responsibilities\n1. Building Systems Management\nOversee operation and maintenance of:HVAC systems (Chillers, AHUs, FCUs, VRVs)\nElectrical systems (HT/LT panels, DG sets, UPS)\nPlumbing and water management systems\nDiesel Generator - Operational and Maintenance\nSewage treatment plant - Operational and Maintenance\nFire detection and suppression systems\nElevators and escalators\nBuilding Management System (BMS)\n\nEnsure optimum performance and reliability of all critical equipment.\n2. Preventive & Corrective Maintenance\nDevelop and implement preventive maintenance schedules.\nMonitor breakdowns and ensure timely corrective actions.\nMaintain equipment history and maintenance records.\nConduct periodic technical audits and inspections.\n3. Team Leadership\nLead engineering and maintenance teams.\nManage technicians, supervisors, and vendor personnel.\nConduct training programs on safety and technical procedures.\nEvaluate team performance and drive continuous improvement.\n4. Vendor & Contractor Management\nManage AMC (Annual Maintenance Contract) vendors.\nMonitor contractor performance against KPIs and SLAs.\nReview quotations, work orders, and technical proposals.\nEnsure quality and timely completion of maintenance projects.\n5. Budget & Cost Control\nPrepare annual maintenance and utility budgets.\nMonitor operational expenses and identify cost-saving opportunities.\nEnsure efficient energy management and sustainability initiatives.\nControl inventory of engineering spares and consumables.\n6. Safety & Compliance\nEnsure compliance with local statutory and safety regulations.\nConduct risk assessments and safety inspections.\nImplement emergency response plans and business continuity procedures.\nEnsure timely renewal of licenses, permits, and certifications.\n7. Tenant & Stakeholder Management\nAddress technical concerns raised by tenants and occupants.\nCoordinate fit-out activities and technical approvals.\nMaintain high levels of tenant satisfaction through prompt service delivery.\n8. Reporting & Documentation\nPrepare monthly technical and operational reports.\nMonitor equipment performance and utility consumption trends.\nMaintain asset registers and engineering documentation.\nExecution of PO and PR for technical subject\n9. Skills & Competencies:\nStrong technical knowledge of facility systems and preventive maintenance. \nExcellent communication and client management skills. \nAbility to manage vendors and contractors effectively. \nProficiency in documentation and compliance processes. \nRequired Qualifications\nBachelor's Degree in Electrical, Mechanical Engineering.\nProfessional certification in Facility Management (preferred).\nKnowledge of NFPA, HVAC standards, electrical safety regulations, and building maintenance practices.\nExperience\n8-15 years of experience in commercial real estate, facility
