This leader should have proven firsthand experience in building operations and utilize this experience to provide mentoring and coaching to multiple tradespeople to develop a highly effective and skilled work force for the customer.Job Description\nResponsibilities\nThe Facility Manager will assist with directing daily operations, maintenance, and optimization of critical building systems across Class A and mixed-use assets. Working along side the engineering management team, they will lead and mentor a high-performing team of engineers and tradespeople, fostering continuous workforce development. By taking complete ownership of facilities and projects, the Facility Manager proactively drives preventive maintenance, energy efficiency, and sustainability initiatives. They will help oversee all aspects of engineering projects from planning through execution ensuring work meets safety, timeline, and budget standards while delivering exceptional customer service and clear communication to the customer”\nEssential Functions\nProvide day-to-day supervision of engineering staff’s daily activities, must have an in-depth knowledge of building systems and how they operate.\nUse past building operational experience to build, develop and lead a highly successful and skilled engineering team.\nProvide technical assistance and direction to the engineering staff and assist in the technical training and upgrading of skills of less qualified staff.\nResponsible for overseeing the operation and maintenance of all building systems including but not limited to HVAC, water treatment program, electrical, lighting, plumbing, elevator, building/energy and management systems, ensuring all systems are maintained in first class condition. \nConduct periodic inspection and audits to confirm compliance with operations and maintenance programs including service call programs, preventative maintenance, loss control prevention activities, safety programs, hazardous materials, OSHA compliance, water treatment and record keeping.\nEnsure compliance of all code required testing and maintenance of building systems, including NFPA 92, ASHRAE 188, ACM O&M requirements and Boston Properties Arc Flash policy.\nEnsure that maintenance work orders are completed and in a timely manner.\nCoordinate weekly trade meetings, as well as monthly department meetings to reconcile the maintenance requirements of individual areas so that facility maintenance needs are met.\nEnsures that all work performed under his/her supervision is done in a timely and cost-effective manner according to the applicable codes.\nUse building systems such as Siemens & BCM BMS and Angus Anywhere to maximize the available technology, systems, and programs to operate in the most efficiently and effectively manner.\nProvides the customer with cost savings initiatives for review and approval.\nEnsure that environmental policy and procedures are being adhered to within the facility.\nEnsure safety and comfort of tenants daily, while actively using Angus tenant request data to reduce tenant work orders and eliminate recurring problems.\nFollow up with customers to ensure that all service requests are completed to their satisfaction.\nEnsure preventative maintenance is being scheduled and performed in a planned and effective manner. \nEnsure compliance with regionally directed or client directed procurement programs, and process PO’s and invoices; maintain tracking mechanisms of all expenses.\nAssist in reviewing and engineering, with the customer representative(s), any plans or specifications for additional maintenance, construction and renovations.\nAssist the manager in implementation of corporate and/or regional initiatives.\nAssist manager in maintaining a safe facility by training the staff on life safety systems and emergency procedures and programs per CW Services programs.\nEnsures that all facilities under his/her responsibility are safe and comply with all Federal, State and Local Laws.\nOversee various construction projects and confirm all work meets building standards and codes.\nQualifications\nThree to five years of Facility Management experience in a high rise building preferred. \nMA Trades License preferred.\nExcellent verbal and written communication skills and the ability to interact effectively at all levels.\nExperience with Desigo & Siemens preferred.\nMust observe and comply with all standard safety codes and practice, and perform work in accordance with recognized trade and C&W Services standards.\nMust be capable of reading and interpreting plans, specifications, and operational manuals associated with his/her work.\nMust be proficient with the use of a computer.\nMust be quality-focused and customer service oriented.\nMust have prior supervisory/management experience.\nCushman & Wakefield also provides eligible employees with an opportunity to enroll in a variety of benefit programs, generally including health, vision, and dental insurance, flexible spending accounts, health savings accounts, retirement savings plans, life, and disability insurance programs, and paid and unpaid time away from work.
