The Maintenance Technician responds to our residents' service needs and is instrumental in helping deliver superior customer service to our residents.Job Description\nESSENTIAL JOB DUTIES:\nPrepares make ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary duties to provide our residents with that quality move in experience.\nResponds to resident requests in a timely manner and with a professional attitude.\nThe Maintenance Technician provides support and is accountable for delivering our commitments to our residents. This includes quality move-ins, residential satisfaction, expedited service, and personal attention to the residents. The Maintenance Technician responds to our residents' service needs and is instrumental in helping deliver superior customer service to our residents.\nHas knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, painting, and snow removal (if applicable).\nMaintains grounds, pools/ hot tubs, common areas, and dog park amenities to keep clean, operational, and safe for our residents.\nOn call scheduling may be required to respond to after hour emergencies.\nReports any maintenance concerns on vacant units, models, and common areas, to the Maintenance Supervisor.\nPerforms maintenance as scheduled by the Maintenance supervisor.\nKnowledgeable state, local, and federal fair housing laws.\nAttends and participates in training programs as required by Cushman and Wakefield\nPerforms all duties as assigned, in a timely manner.\nDelivers superior customer service and represents the company in a professional manner at all times.\nDresses per Cushman and Wakefield uniform and professional appearance standards.\nMaintains all safety procedures and safeguards all company tools and equipment.\nAchieves high productivity through reliable and punctual on-site attendance, and timely reports any tardiness and/or attendance issues to immediate supervisor.\nPerform any other related duties as required or assigned.\nCOMPETENCIES:\nValid Driver's license, EPA 608 - Minimum Type II and CPO or local city required certificate.\nAbility to read/ understand documents such as policy manuals, safety rules, operating and maintenance instructions.\nAbility to compute rate, ratio, and percent and to prepare and interpret bar graphs.\nAbility to deal with problems involving several known variables in situations of a routine nature.\nAbility to utilize common sense understanding in order to carry out written, oral or diagrammed instructions.\nAbility to add, subtract, multiply, divide in all units of measure, using whole numbers, common fractions, decimals.\nAbility to write routine reports and correspondence.\nFollow all safety procedures.\nIMPORTANT EDUCATION\nHigh School Diploma, GED, Trade, Technical, or Vocational school \nIMPORTANT EXPERIENCE\n1+ years of related experience\nWORK ENVIRONMENT\nThis job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.\nPHYSICAL DEMANDS\nThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
