Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds and inspections, conducting routine assessments, performance of day-to-day preventive and corrective maintenance, painting, and light housekeeping for assigned properties.Job Description\n****** Mobile Position - Supporting Locations in Dallas/Fort Worth*****\nWhat’s Required:\nValid driver’s license\n\nEPA Universal Certification\n\nStrong knowledge of HVAC systems and building operations\n\nImportant Education\nHigh School Diploma or GED Equivalent.\n\nGraduate of apprentice program or trade school preferred.\n\nImportant Experience\n3+ years of related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting.\n\nEssential Functions and Responsibilities\nPerform all plumbing, electrical, or HVAC requirements of the building(s).\n\nMaintain heating and cooling equipment: DX units, pumps, fan coil units, VAVs, air distribution systems, light commercial package units, and split system units.\n\nMonitor and adjust all mechanical equipment necessary to provide a comfortable environment (controls, valves, thermostats, diffusers, etc.).\n\nVerify field conditions and perform any necessary repairs or adjustments.\n\nMonitor Energy Management.\n\nRepair doors, ceilings, hand railings, floors, and other general repairs, adjustments, and installations about the properties.\n\nPerform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.).\n\nPerform preventive maintenance duties in accordance with C&W standards, building protocol, manufacturer recommendations, and industry best practices, including:\nChanging filters\n\nCleaning coils\n\nFlushing condensers\n\nLubricating fans/motors, pumps, and motor bearings\n\nInspecting and adjusting belts\n\nReplacing motors\n\nAligning pulleys and shafts\n\nMonitoring condensers and evaporators\n\nPerforming scheduled inspections and routines as directed\n\nInspect electric rooms, IT rooms, back-up generators, fire pumps, sump pumps, and ejector pumps when applicable.\n\nCheck emergency exit signs and lights; ensure clear access to emergency stairs and exits.\n\nReplace lamps, light fixtures, signage; verify rooms are clean and clear of obstructions.\n\nPerform additional fire and life safety inspections per NFPA, local jurisdiction, C&W standards, and building protocol.\n\nDocument and report activities to supervisor.\n\nRespond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns.\n\nComply with all applicable codes, regulations, governmental agency, and company directives related to building operations; practice safe work habits.\n\nComplete all required C&W Safety Training annually.\n\nComply with C&W Uniform Dress Code and maintain a neat, clean appearance while on property.\n\nAdditional Eligibility Qualifications\nAppropriate license/permit for trade as may be required, i.e. Journeyman or Master Electrician License or City Licenses, such as Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator, etc.\n\nMay be required to have certification as a Universal Technician for CFC’s depending on market licensure requirements.\n\nPossess and maintain a valid driver’s license and good driving record with periodic checks (where applicable).\n\nBasic Computing Skills in Outlook, Excel & Word.\n\nExperience in operation, maintenance and basic repair of HVAC, heaters, pumps, refrigerant systems, compressors, water systems, etc.\n\nKnowledgeable in energy management systems, techniques and operations.\n\nThorough knowledge in all building systems operations, maintenance and repair.\n\nMay be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on call duties.\n\nWork Environment\nThis job operates in a professional office environment.\n\nThis role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.\n\nRegularly required to travel outside between properties in varying weather conditions.\n\nPhysical Demands\nMust have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices.\n\nRegularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine.\n\nInvolves movement between departments, floors, and properties to facilitate work.\n\nAbility to speak clearly so others can understand you.\n\nAbility to read and understand information presented orally and in writing.\n\nRegularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics.\n\nCushman & Wakefield also provides eligible employees with an opportunity to enroll in a variety of benefit programs, generally including health, vision, and dental insurance, flexible spending accounts, health savings accounts, retirement savings plans, life, and disability insurance programs, and paid and unpaid time away from work.
