A successful team member in this role will be well-positioned to grow professionally as the company grows.\nResponsibilities\nGrounds & Common Areas\nInspect property each morning; remove litter and debris from all grounds and common areas\nSweep, blow, and/or pressure wash breezeways, parking lots, and common areas\nEmpty common area trash cans and maintain refuse and storage areas\nKeep storm drains free of debris\nPlant, prune, weed, seed, or remove foliage, shrubs, trees, and grasses as requested\nWater flowers, plants, and shrubs as needed\nMaintain curb and speed bump painting\nMaintenance & Repairs\nReplace lightbulbs in common areas and breezeways as needed\nReplace first-floor window screens upon request\nComplete minor and routine service requests as directed by the Property Manager\nAssist with apartment make-readies: trash vacant units, caulk, check appliances and smoke detectors, replace parts, etc.\nClean A/C vents and replace filters in vacant apartments\nReplace air filters on schedule in all occupied apartments\nInstall, move, and hook up appliances\nPerform light painting duties as directed\nClean vacant apartments between residents\nNotify maintenance technicians of needed repairs\nPool\nPerform swimming pool maintenance and cleaning as needed\nMaintain accurate pool chemical records per state and local requirements\nKeep pool area clean: hose down surfaces, pick up trash, straighten and wipe down furniture\nGeneral\nDistribute notices and communications to residents as needed\nTreat residents, vendors, contractors, and team members with respect and professionalism\nReport property damage, loss, or work-related injuries in a timely manner\nUse electronic timekeeping for daily time sheets and PTO requests\nFollow all company policies and procedures\nPerform other duties as assigned by the Property Manager\nRequirements\nMinimum 2 years of porter, janitorial, or housekeeping experience;
