This role is responsible for managing the day-to-day execution of ground-up multifamily project from preconstruction through closeout. The ideal candidate brings a strong foundation in construction management, a collaborative mindset, and the drive to deliver high-quality projects on time and within budget.\nKey Responsibilities\nProject Execution & Delivery\nManage all phases of construction from pre-construction through project closeout, including permitting, procurement, scheduling, and owner turnover\nDevelop and maintain detailed project schedules using Procore or similar construction management software; track critical path milestones and proactively address delays\nMonitor project budgets, track costs against baseline, and provide accurate financial reporting to ownership and leadership\nConduct regular site visits to assess progress, enforce quality standards, and ensure compliance with plans, specifications, and code requirements\nCoordinate with owners, architects, engineers, and governmental agencies to facilitate timely approvals and resolve design-related issues\nSubcontractor & Vendor Management\nBid, award, and manage subcontracts and vendor agreements in coordination with the estimating team\nConduct weekly subcontractor coordination meetings; track submittals, RFIs, and change orders to ensure accountability and timely resolution\nEvaluate subcontractor performance and address performance issues promptly and professionally\nNegotiate change orders and maintain accurate change management logs throughout the project lifecycle\nSafety & Compliance\nEnforce a culture of safety on all job sites; ensure all personnel adhere to OSHA standards and Forge Construction safety protocols\nMaintain compliance with local, state, and federal regulations, including licensing, permitting, and inspection requirements\nConduct and document site safety walks; respond promptly to incidents, near-misses, and unsafe conditions\nReporting & Communication\nPrepare and distribute weekly project status reports, owner updates, and executive-level summaries\nMaintain complete and organized project documentation, including contracts, change orders, RFIs, submittals, meeting minutes, and closeout packages\nCollaborate effectively with internal teams including development, property management, and accounting to ensure seamless project handoffs\nRequirements\nRequired\n10+ years of construction project management experience, with demonstrated success managing multifamily projects is a must\nPrior experience with ground-up multifamily development in target markets\nProficiency with construction management software such as Procore and Microsoft Office Suite\nStrong working knowledge of construction scheduling and cost control\nExcellent written and verbal communication skills;
