services\nEmployee discounts at any Dewey's location\nWhat You'll Do\nOversee day-to-day facility maintenance, repairs, safety, and overall functionality across approximately 30 restaurant locations and related properties\nServe as the first point of contact for facility issues, diagnosing and completing hands-on repairs when practical and coordinating the appropriate vendor when needed\nPerform hands-on diagnosis and repair of HVAC, lighting, electrical panels, basic plumbing, and general building issues at nearby locations and company-owned properties\nDevelop and manage preventative maintenance programs for HVAC, refrigeration, kitchen equipment, parking lots, and building systems\nBuild and manage a quarterly preventative maintenance calendar and prioritization system for on-demand requests\nOwn the facilities work order and ticketing process and establish clear response standards for emergency, operational, and aesthetic requests\nRespond to emergency maintenance issues and coordinate timely repairs\nConduct regular property inspections and complete a written facilities assessment of every location at least annually\nEnsure locations meet safety and brand standards\nCoordinate grounds services, including mowing, gardening, and snow removal\nSource and manage relationships with contractors, service providers, and maintenance vendors\nBuild and maintain a regional vendor database for key trades, including HVAC, electrical, plumbing, refrigeration, and general repair\nCoordinate bids, proposals, and RFPs for repairs, maintenance, and capital projects\nManage facility improvement projects, remodels, equipment replacements, and capital initiatives\nCoordinate project timelines, budgets, permits, inspections, and contractor schedules\nAssist with new store openings, remodels, and closures as needed\nBuild and maintain an asset inventory across all locations and track major assets such as HVAC units, roofs, hoods, and garage doors\nUse asset information, work order history, warranties, and prior spending to proactively plan repairs and replacements\nDevelop and manage the annual facilities and maintenance budget, monitor spending, identify cost savings, and review and approve facilities invoices\nManage company-owned properties and support tenant-related maintenance and operational needs\nPrepare company-owned spaces to be renter-ready, show available spaces, and maintain rental listings as needed\nCoordinate communication with tenants regarding repairs, property access, and operational issues\nSupport lease-related responsibilities, including landlord/tenant obligations, CAM reconciliations, property budgeting, and documentation\nCoordinate safety inspections and corrective actions\nPartner closely with Operations, Finance, Restaurant Management, and company leadership\nProvide guidance to restaurant managers on maintenance procedures and issue reporting\nCommunicate facility conditions, projects, degree\nAt least 2 years of facilities or property management experience in a retail or hospitality environment\nAt least 1 year of experience in a multi-unit restaurant, retail, or hospitality environment\nHands-on HVAC experience preferred\nExperience managing both leased and company-owned commercial properties\nKnowledge of restaurant equipment, building systems, and preventative maintenance practices\nAbility to diagnose and service commercial equipment, change lights and panels, work with 120, 220, and 480 volt systems, swap out equipment, and speak knowledgeably about restaurant hoods\nExperience managing vendors and contractors, including building vendor relationships and coordinating bids or RFPs\nAbility to manage multiple projects and priorities across various locations\nProficiency with Microsoft Office and facilities/work order management systems such as Asana or comparable platforms\nFamiliarity with state and local regulatory requirements related to facilities operations\nValid driver's license and ability to travel regularly between multi-state locations\nMust reside in the Cincinnati area or be willing to relocate\nPreferred
