Reporting to the Program Manager, the role will direct on-site construction activities and coordinate contractors, consultants, engineers and other stakeholders. The role will also ensure drawings stay in line with on-site work and will make necessary amendments as construction progresses, in coordination with the design team, ensuring delivery aligns with the approved design intent, scope, schedule, budget, quality standards and regulatory requirements. A key responsibility will be managing the construction permitting and completion process in Armenia, including required inspections, approvals, technical documentation and completion/occupancy permits. The candidate must have proven practical experience with Armenian construction regulations and permitting procedures, including working with relevant authorities to secure the approvals required for the legal commissioning and operation of the completed buildings.\nResponsibilities\nEnsure that architectural drawings and specifications are kept in line with the works on site and with the approved design intent\nReview drawings for buildability and coordination, identifying discrepancies or conflicts between architectural, structural, and engineering documents and coordinating their resolution\nPrepare or update drawings, details and sketches, making the necessary amendments as construction progresses, in coordination with the design team\nAddress on-site design queries promptly and coordinate approval of any changes with the relevant consultants and stakeholders before they are implemented\nMaintain an up-to-date record of drawing revisions and amendments issued during construction\nManage day-to-day construction delivery against approved designs, schedule, budget and quality standards\nCoordinate contractors, engineers, consultants, suppliers and relevant authorities throughout construction\nLead construction permitting and compliance with local regulations, securing required approvals and inspections\nCoordinate final inspections, commissioning and handover documentation to ensure readiness for completion.\nMonitor progress, costs and contractor performance, managing risks, delays and progress claims\nRequirements\nProfessional degree in Architecture (registration or licensing as an architect in Armenia is an advantage)\nProficiency with architectural design and documentation software (e.g., AutoCAD, Revit, SketchUp, or equivalent)\n5+ years of experience as a Construction Project Manager or in a senior construction management role, ideally combined with an architectural background, preferably on complex, large-scale construction projects\nProven practical experience in Armenia with construction permitting, completion and commissioning procedures, including obtaining construction approvals and completion/occupancy permits\nStrong knowledge of Armenian construction legislation, technical standards and statutory requirements\nProven experience coordinating contractors, engineers, design consultants and governmental authorities\nStrong organizational, communication, negotiation, problem-solving and stakeholder-management skills\nAbility to manage multiple stakeholders and deliver against strict deadlines\nFluency in Armenian and English\nWillingness to travel regularly to project
