This person will work as part of the project team and interact closely with the owner, designers, contractors, subcontractors and other trades on projects in commercial and mission critical environments.\nOn a per project basis, the role will include leading the design and construction administration phases of projects including performing site visits, leading and representing DLB in client meetings, coordinating with internal and external members, and general project overhead tasks.\nThe Senior Design Project Manager will be self-directed on day-to-day work and receive high level instruction on new projects or assignments. Will lead project teams of routine or complex scope. May coordinate activities of other personnel.\nThe Senior Project Manager will communicate and operate in line with organizational and client goals and values, as well as departmental objectives.\nESSENTIAL FUNCTIONS\nManage all Elements of Routine and Complex Projects (50%)\nDrive project design from inception (site acquisition) through design and construction\nDevelop owner project requirements (OPR) and initial space planning efforts / schematic design\nRepresent DLB at site visits including existing condition surveys and punchlists\nEvaluate and review subcontractor proposals and provide recommendations on contract award\nLead pre-construction elements including project initiation, kickoff, RFIs and submittals\nCoordinate resource and material forecasting\nDevelop, manage and monitor schedule\nLead project meetings\nCoordinate / perform QA / QC plans and specifications to ensure completion in accordance with the project scope and appropriate guidelines and manuals\nOversee / coordinate subconsultant activities\nDevelop cost and time schedules for proposed work with the assistance of project team. Assign and schedule duties to project team members.\nCoordinate or oversee start-up, cutover, pre-functional or functional testing and project closeout\nMonitor and Control Project Financials (25%)\nPrepare, forecast and monitor project budgets, profitability, margins, bill rates and utilization and maintain overall accountability for the profitability of the project\nCommunicate with the client when additional fees / change orders are required\nIdentify potential project risks and develop / implement strategies to minimize impact and control deviations from estimated costs and project deadlines\nAccountable for development of cost schedules / schedules of value for client progress billing\nManage Stakeholder Relations (20%)\nLead preparation of proposals, presentations and the overall marketing efforts of the firm\nLead the promotion of the firm, service and expertise to existing or potential clients\nMaintain client relationship to ensure an ongoing positive relationship and work with clients to identify and develop new projects\nPrimary contact for clients and build effective, long-term client relationships\nEnsure client satisfaction through active communication\nAdministrative (5%)\nReview and distribute daily reporting\nAccountable for project contract administration\nManage personal and project hours using company tools\nCreate / complete departmental reports\nCompletion of Assigned Tasks and Deliverables on Time and on Budget\nTechnology, Digital Tools & AI-Enabled Efficiency\nIdentify opportunities and lead the strategic use of technology, digital platforms, and AI-enabled tools to enhance efficiency through workflow automation, reduced manual effort, and improved accuracy in forecasting, documentation, reporting, and quality processes.\nSupport adoption of emerging technologies - including advanced analytics, data visualization tools, and digital construction management platforms - to strengthen readiness, quality assurance, and project controls.\nCollaborate with internal teams to ensure technology solutions align with DLB standards for data security, privacy, and operational integrity.\nPromote a culture that embraces innovation, continuous improvement, and the strategic use of technology to optimize performance and scalability.\nPerforms Other Related Duties as Assigned\nPOSITION REQUIREMENTS (ADVANCED LEVEL FOR ALL THE FOLLOWING)\nKnowledge of industry trends, project management and construction procedures and best practices\nKnowledge of MEP / FA / FP trades and the general requirements for each\nKnowledge of business and management principles involved in strategic planning, resource allocation, leadership technique, production methods and coordination of people and resources\nKnowledge of materials, methods and the tools involved in the construction mission critical, commercial buildings or other structures\nSkilled at producing drawings and visual aids using AutoCAD and / or Revit\nSkilled at using MS Office Suite (Excel, Word, Outlook, PowerPoint, Teams), along with exceptional organizational skills for file management\nSkilled at using construction management software such as Procore\nSkilled in completing assignments accurately and with attention to detail\nSkilled at managing personnel and material resources\nOrganizational skills, with the ability to manage multiple tasks simultaneously\nAbility to effectively plan and delegate the work of others\nAbility to follow company and site safety requirements\nAbility to analyze and prepare documents, reports and correspondence\nAbility to communicate effectively in both oral and written form (technical and non-technical information)\nAbility to communicate effectively directly with clients and at times serve as primary point of client contact\nAbility to work successfully as a member of a team and independently with moderate supervision\nAbility to work under pressure and meet close deadlines\nAbility to work independently and collaboratively with onsite and remote team members\nAbility to effectively plan and delegate the work of others\nAbility to analyze complex information and develop plans to address identified issues\nPHYSICAL DEMANDS\nThe following physical demands must be met by the employee to successfully perform the essential functions of this job.
