Acting as the primary preconstruction lead, this role partners closely with owners, architects, engineers, estimators, and internal teams to deliver projects aligned with client goals for cost, schedule, quality, and constructability. \nThis position focuses on strong execution, proactive risk management, and seamless transition into construction. \nKey Responsibilities \nLead the Preconstruction Process \nDevelop and execute detailed preconstruction work plans in partnership with the Director of Preconstruction and Project Executives \nServe as the primary point of contact during the design phase \nLead preconstruction meetings and coordinate internal and external stakeholders \nProvide cost, scheduling, logistics, risk mitigation, coordination, and constructability guidance to owners and design teams \nEnsure project designs align with owner objectives and approved budgets \nSupport Target Value Design, Lean practices, and Choosing by Advantages processes \nRisk & Schedule Management \nIdentify project risks early and develop mitigation strategies \nMonitor design progress against schedule milestones \nProactively communicate impacts to cost, schedule, or scope \nEnsure smooth transition from preconstruction to the construction project management team \nFinancial Oversight \nTrack preconstruction budgets and forecast costs against proposal \nCoordinate monthly applications for payment for preconstruction services \nIdentify scope changes and manage add service documentation \nWork with accounting and leadership to monitor cost performance \nSubcontractor & Delivery Support \nGenerate early subcontractor interest during design \nCoordinate design-assist and design-build packages \nSupport public bidding requirements as applicable \nCollaborate with estimating and purchasing teams throughout the design phase \nBusiness Development & Continuous Improvement \nSupport proposal development and interviews \nContribute to internal standards, best practices, and process improvements \nBuild strong working relationships with clients, designers, and trade partners \nQualifications \n7-10 years of construction management experience \nBachelor’s degree in Construction Management, Engineering, or related field (or equivalent experience) \nStrong working knowledge of estimating, scheduling, and purchasing \nSolid understanding of construction materials and building systems \nExperience with CMAR and/or Design-Build delivery methods preferred \nStrong planning, organization, and risk management skills \nExcellent written, verbal, and visual communication abilities \nDOC Benefits \nMedical, Dental & Vision \n401k with company match \nESOP- DOC is an employee owned organization \nFSA Account \nLife & Disability Insurance \nTuition Reimbursement \nFitness & Wellness benefits \nThe salary range for this position is $135,000-$170,000 depending on skills and experience. Final compensation will be based on skills, experience, and internal equity.
