This position provides the opportunity to partner with superintendents to lead teams that are dedicated to the highest levels of quality and craftsmanship.\nWHAT YOU’LL DO\nAs a senior project manager, you’ll be responsible for:\nEnsuring thorough and competent management of project schedule, budget, resource allocation, and documentation during the complete lifecycle of the build\nMaintaining timely and effective communication with team, field, client, owner’s rep, design partner, etc.\nHaving a proactive, flexible, and responsive attitude when faced with partial blueprints, design developments, challenges, opportunities, and changes\nParticipating in project estimating\nPreparing pre-construction control estimates and schedules with the superintendent\nOwning build budget and all elements related\nTracking, reviewing and reporting on project financials\nValue engineering as needed with cost analysis and recommendations\nDeveloping project schedule with superintendent and reviewing with appropriate in-house team\nOwning the active build project schedule and all elements with the superintendent\nIdentifying, qualifying, and managing subcontractors including RFPs, bid management, contracts, scope of work, build work completion, payment, evaluation, safety compliance, retainage, and close-out\nManaging materials-related activities including submittals, change orders, take-offs, pricing, and orders\nManaging project documentation including owner’s manual, submittals logs, job logs, safety documentation, project communication files, and permitting\nReviewing shop drawings for windows, cabinets, and other building elements as needed\nAssuring project closeout including warranties, materials, finish schedules, etc.\nConducting post construction project occupancy review\nParticipating in company growth, community engagement and cultivating milestones in-keeping with company strategic objectives\nActing as project liaison to Service Department as needed\nWHAT YOU NEED TO SUCCEED\nTo be successful as a Dowbuilt senior project manager, you’ll need:\n10+ years of high-end residential construction experience\nBachelor’s degree in construction management, engineering, building science, or equivalent related professional experience\nAbility to travel regionally on occasion, and to Seattle home office for onboarding\nAbility to read and interpret architectural drawings and specifications\nExcellent communication, team-building, and mentoring skills\nIngenuity based on technical and materials knowledge\nProficiency with Sage CRE PM and Cost Controlling modules and Procore\nProficient in Microsoft Office Suite, Project, BlueBeam and/or Adobe Acrobat\nFamiliarity with web-based applications such as Slack, Asana, SmartSheet, and Airtable is a plus\nValid driver’s license\nWHAT WE OFFER\nWe are a fun, easygoing bunch of professionals who take a lot of pride in the work we do.
