Aligned to the LINZ Crown Property business unit, these are managed as residential (Built Structures) and non-residential (Land & Waterways) property portfolios. These properties are spread across New Zealand, in many cases, rural and remote locations. The property types are wide ranging and include, land, residential, railway/rail stations, lake/riverbeds, forests, commercial, hospital/medical, farms, state coal reserves and industrial sites.\nThe National Facilities Managers are responsible for the overall business performance and people/SDP leadership of Downer’s LINZ sites.\nWhat You’ll Do\nThis role offers a broad scope, with key responsibilities including:\nEmbed and actively promote a Zero Harm culture across all portfolio sites, ensuring strong engagement from all team members.\n\nProvide clear leadership and direction to subcontractors and business partners, including Downer Direct (Contact Centre).\n\nManage overall portfolio performance, delivering financial targets, KPIs, and cost control outcomes.\n\nBuild and maintain strong, collaborative customer relationships with consistently positive interactions.\n\nContractor allocation, management and work scheduling, from quote assessment, managing trades delivery through to completion meeting strict guidelines and quality outcomes.\n\nIdentify, manage, and escalate business risks as required.\n\nEnsure all sites deliver work safely, cost-effectively, with quality, and in line with contracted KPIs and compliance obligations (i.e. BWOF and HSNO); as required.\n\nTake ownership of Priority 1 (P1) and emergency events, including after-hours on-call support and escalation management.\n\nDrive effective resourcing, subcontractor engagement, innovation, continuous improvement, and embed Downer Values across the portfolio.\n\nThis is a fantastic role that will suit someone who is outcome-focused, enjoys a challenge, and is able to take initiative whilst building great relationships with our team and client.\nNga pūkenga matua | Important Skills\nPreferably minimum 5 years’ management experience within the facilities industry, or other trade related management experience\n\nStrong leadership capability with proven interpersonal skills.\n\nEffective communicator able to work both autonomously and collaboratively.\n\nStrong analytical, numerical, and data interpretation skills to support evidence-based decision-making.\n\nAble to cope with change and prioritise work as demands require throughout the working day\n\nComputer skills, Microsoft applications, and able to pick up new systems and processes quickly\n\nDemonstrated financial and commercial acumen, including cost control and productivity improvement.\n\nProven ability to drive operational performance, ensuring quality outcomes, on-time delivery, and minimal rework.\n\nExcellent time management, organisational skills, and commitment to meeting deadlines.\n\nCurrent knowledge of the Health and Safety at Work Act 2015, intermediate MS Office skills, and willingness to travel with a full driver’s licence.\n\nKo wai mātou | Our Organisation\nAt Downer, we plan, create, and sustain essential public services across Australia and New Zealand.
