The Senior Project Manager, Commercial & Industrial Logistics manages projects from pre-construction through commissioning and closeout and implements real estate and construction strategies that support the organization's strategic business objectives.

The position will exercise significant decision-making authority over project budgets and capital expenditures across a portfolio of 60+ properties, representing more than $200 million in average annual spend, within established approval thresholds and governance requirements.

This position will report to the Vice President, Real Estate - Americas and work closely with internal stakeholders, brokers, landlords, consultants, contractors, and regulatory agencies, ensuring projects are completed safely, on schedule, within budget, and in compliance with company standards.

KEY ACCOUNTABILITIES

  • Lead commercial and industrial warehouse construction projects from initiation through design, permitting, procurement, construction, commissioning, and closeout.
  • Manage a portfolio of commercial and industrial properties, directing capital improvement projects, facility upgrades, and required capital maintenance activities.
  • Drive real estate and construction strategies aligned with organizational objectives and internal client priorities.
  • Lead project initiation, scope development, project prioritization, and milestone management, ensuring alignment with business objectives and commitments.
  • Develop and manage project budgets, schedules, forecasts, procurement plans, and resource allocation.
  • Direct brokers, architects, engineers, consultants, contractors, legal counsel, landlords, and internal stakeholders in the successful execution of construction and real estate initiatives.
  • Develop and oversee project charters, Requests for Proposals (RFPs), bid analyses, market comparable reports, Letters of Intent (LOIs), site assessments, and executive recommendations.
  • Manage construction contracts, lease agreements, RFIs, submittals, change orders, and all related project documentation.
  • Drive project performance across budgets, schedules, quality, and risk, implementing corrective actions as needed to achieve project objectives.
  • Ensure compliance with OSHA regulations, applicable building codes, environmental requirements, lease obligations, and company policies.
  • Manage project financial performance, including forecasting, capital expenditures, cost reporting, budget control, and change management.
  • Deliver and present portfolio, project, financial, schedule, and risk reporting to executive leadership during monthly business reviews.
  • Oversee quality assurance, inspections, commissioning, punch-list completion, and project closeout.
  • Mentor project engineers, assistant project managers, and field personnel while driving strong internal partnerships and cross-functional collaboration.

QUALIFICATIONS, EXPERIENCE AND SKILLS

  • Bachelor's degree; or a minimum of 6 years of progressive commercial construction project management experience
  • Proven experience delivering commercial construction projects valued up to $10 million
  • Experience managing warehouse, distribution center, logistics, manufacturing, or other industrial facility projects
  • Working knowledge of construction methods, project scheduling, budgeting, procurement, contract administration, and project controls
  • Strong leadership, communication, negotiation, analytical, and problem-solving skills
