This role also drives markets and tracks competitors, retail activity, and growth patterns. In addition, this position will foster relationships with HQ departments, community leaders, government officials, brokers, landlords, Build-To-Suit Developersand vendors in a manner consistent with Dutch Bros’ values.\nThe Real Estate Manager must have the ability to work independently and as part of a team, have outstanding organizational skills, adapt easily to change, and be able to meet stringent deadlines. This person must be a tenacious project manager that is task-oriented and follows through in order tomanage their market territory efficiently. Above all else, this person serves as a Director of First Impressions by having a positive attitude and outlook on life and exemplifying the Dutch Creed.\nKey Result Areas\nSecure sites at a level to meet company growth goals each year (lease signed, site approved, plans started, and shops opened):\nDrives markets and tracks competitors, retail activityand growth patterns\n\nUtilizes GIS system for demographic and modeling information to develop a growth plan as well as gain industry knowledge and experience\n\nMaintains awareness of all site opportunities in market areas\n\nNegotiates LOIs and assistsin lease negotiations when needed with legal team, franchise partnerand landlord, as applicable\n\nReviews and Completes Real Estate Committee (REC) Presentation to ensure adequate information is distributed to the REC for final review and acceptance/rejection\n\nUses field site review time to continue education of Franchisees and Operating Partners in effective site selection\n\nCompletes field review of all sites submittedby Franchisees and Operating Partners in defined territory within a prescribed time frame, as applicable\n\nPartners with construction to aid in communications with landlords/developers as well as meeting deadlines and financial feasibility\n\nOpen new Markets each year as directed by the Real Estate Committee:\nMaintains network of brokers to assistwith site acquisition in all target development markets\n\nProvides timelyand accurateupdates on status of all development activities within assigned territory\n\nProvides growth plans as a roadmap for company and franchise partner development\n\nFoster relationships with HQ departments, community leaders, government officials, brokers, landlords and vendors in a manner consistent with DB values:\nMaintains continual communication with HQ departments to keep them aware of site opportunities and assistwith their development needs\n\nResponds to verbal and written communication from all contacts in a professional and timelyfashion\n\nUtilizes ICSC, Retail Live and other retail conferences to educate outside partners on site requirements and help source site opportunities to fulfill development efforts\n\nWorks with Construction, Ops support, Administrationand pre-opening support to ensure smooth, timelyand successful store openings\n\nClosely interacts with the architecture and design teams to ensure the plan development process is timelyand that the Franchisees and Operating Partners stay on their development timeline\n\nSkills\nSite Selection and Problem-Solving Abilities\n\nJob Qualifications\nBachelor’s degree in a related field, or equivalent experience, required\n\nMinimum of 5 years of commercial real estate-related experience, required\n\nKnowledge of build-to suits, leases, land use, development processes, building permits, and construction project management is a plus\n\nThis position requires driving, a minimum of 40% of time will be spent traveling\n\nLocation Requirement: \nThis position is eligible for remote work in New York.\nPhysical Requirements\nOccasionally move or lift office items\n\nMust be able to work in
