This includes the planning and coordination of all aspects of the construction process, including material and equipment buyout, hiring subcontractors, implementing cost control measures and reporting Work In Progress Reports.\nEssential Duties & Responsibilities\nManager project financials \nCreate project budget (review project estimates for accuracy, make changes as needed, assign phases and cost codes)\nCreate schedule of values (coordinate with GC on phases/cost codes, frontload the job billings)\nResponsible for managing vendor/subcontractor work (creating Requests for Proposal (RFP) and bid leveling, interview subcontractors, issue request for subcontract)\nResponsible for managing for major purchases (creating Requests for Proposal (RFP) and bid leveling, interview vendors, issue request for PO’s, track vendor shipments and confirm onsite delivery dates.\nProvide monthly cost projections at Work in Progress (WIP) meetings on a monthly basis\nOversee monthly progress billings (complete billing form and provide percentage complete for month end, provide backup/responses to GC)\nIdentify and resolve project issues (interpret cost reports to identify trends in performance factor, and address those issues with responsible parties)\nUse report information to create historical data for future estimates \nManage OSM team\nHire project support staff and define roles and responsibilities (fill out/maintain matrix of responsibility, interview candidates)\nEnsure adherence to company health and safety standards (communicate with site safety professional/superintendent, report issues as needed to corporate Safety Director or General Superintendent)\nExecute company HR processes (quarterly check-ins, annual reviews, coaching/counseling feedback, terminations)\nAttend project meetings (schedule project kick-off meeting, attend internal Dynalectric meetings, other stakeholder meetings)\nEstimating\nReview and evaluate project plans and specifications, bid documents, and other relevant project documents to identify what is needed for a project and to create a bid proposal.\nPrepares bid documents including specific scope letter for each project, \nIdentify any issues, conflicts, and other problems in the bid documents.\nIdentify strategies to create bid advantages. \nReviews quotes to confirm adherence to quote requests and accuracy of quotes received.\nCalculate the cost of electrical construction based on reviewing and evaluating available documents.\nLead estimating close out meetings\nProcurement\nNegotiate and buyout packages from vendors\nCultivate vendor relationships to expand competitive edge \nEnsure quotes meet project specifications and requirements\nManage contract documents\nParticipate in contract review and negotiation.\nDevelop proposals in response to customer RFP’s\nImplement and execute company processes for document control, submittals, and RFIs\nEvaluate project drawings and specifications\nWork with vendors, subcontractors and field personnel to provide O&M documentation, As-built drawings and resolve punch list items\nQuality Assurance & Quality Control\nSchedule & facilitate required witness testing\nEnsure OSM team is performing all QAQC requirements\nUphold company standards for Safety/HR\nEnsure adherence to company health and safety standards (coordinate with warehouse supervisor, report issues as needed to corporate Safety Director or General Superintendent)\nExecute company HR processes (participate in quarterly check-ins, annual reviews, coaching/counseling feedback)\nQualifications\nFive years’ experience as electrical project manager\nBSc/BA in construction management, electrical engineering, or relevant field experience.\nIn-depth understanding of electrical construction and materials.\nProficiency with accubid estimating software\nProficiency with MS Excel, MS word, MS projects & Bluebeam.\nOutstanding communication and negotiation skills \nExcellent organizational and time-management skills\nPhysical Demands\nThe physical demands described here are representative of those that must be met by a project manager to successfully perform the essential functions of this job.\nThe OCPM is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.\nWork Environment\nMostly based in main office/warehouse. Typical working hours for a OCPM may vary. Generally Monday - Friday during normal business hours, but when deadlines approach they may be required to work much longer hours, including some weekend work. The OCPM in the field may be required to work out of the office and sometimes to stay away from home for short to long periods of time.
