We have worked on thousands of projects ranging from commercial tenant improvements and high-rise developments to high-voltage distribution and railroad lighting systems.\nJob Summary\nThe Project Manager / Estimator position is a critical role for the company. This individual will be responsible for estimating and providing management with detailed pricing for development of bid quotations and bid packages. He or she should have relevant experience in preparing cost estimates for product manufacturing, construction projects, or services to aid management in bidding on or determining price of product or service. This individual will be responsible for planning, directing, or coordinating activities concerned with the construction and maintenance of structures, facilities, and systems. He or she will participate in the conceptual development of a construction project and oversee its organization, scheduling, budgeting, and implementation. This individual must have the ability to support field personnel in their relationships with other subcontractors and to resolve field problems as they arise. This individual maintains full financial responsibilities of the project and must understand construction financial and accounting practices.\nEssential Duties & Responsibilities\nCollect historical cost data to estimate costs for current or future products.\nConsult with clients, vendors, personnel in other departments, or construction foremen to discuss and formulate estimates and resolve issues.\nPrepare estimates used by management for purposes such as planning, organizing, and scheduling work.\nAnalyze blueprints and other documentation to prepare time, cost, materials, and labor estimates.\nConfer with engineers, architects, owners, contractors, and subcontractors on changes and adjustments to cost estimates.\nReview contract and bid documents; review and understand scope for project turnover.\nAttend walk-throughs, pre-bid and scope clarification meetings.\nQuantitative take-off and computer entry\nPrepare scope letters and proposals.\nMaintain relationships with customers, General Contractors, vendors and subcontractors.\nAbility to perform design/build, conceptual and budget estimates.\nCoordinate the efforts of junior and staff-level resources in performing take-offs, issuing bills of material to vendors and obtaining subcontractor quotes.\nCoordinate efforts with the Engineering Department\nEnsure documents are centrally saved in the company’s drive within the confidential estimating folder(s)Drive the project’s overall flow effectively from inception to completion.\nObtain contract and bid documents from estimating; review and understand scope for project turnover. Attend walk-throughs.\nEnsure all project document control is completed efficiently by project team, including but not limited to, insurance, bonding, permits, submittals, RFI’s, change orders, correspondence, etc.\nConfer with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters such as work procedures, complaints, or construction problems.\nPlan, schedule, or coordinate construction project activities to meet deadlines.\nPrepare and submit budget estimates, progress reports, or cost tracking reports.\nInspect or review projects to monitor compliance with building and safety codes, environmental regulations, or other regulations.\nSelect subs and equipment suppliers with input from engineering, estimating and purchasing as required.\nVerify correct drawings are distributed to field.\nCreate schedule of values, or billing format as required by the contract documents.\nCreate project schedule showing completion, delivery dates and sub requirements. Integrate into overall project and manpower schedule as required. Understand notice requirements.\nRequest PO’s for major equipment and subs indicating shipping requirements and anticipating delivery dates. (Request proper delivery notice at that time.)\nFacilitate material takeoffs by trade foreman.\nHost and attend all necessary meetings with both internal and external entities to review scheduling and delivery, work plans, job progress, manpower, and solutions to setbacks.\nSupport accounting department in monthly billings and collections and follow up on outstanding balances.\nCollaborate with foreman regarding project safety. (Toolbox talks and weekly walk through.)\nGather information for changes in work and turnover to estimating for pricing. P.M. will finalize C.O. pricing after estimating completes takeoff and attempt to maximize profit on C.O.s. Ensure no work starts prior to approval or notice to proceed.\nAssist field personnel in closeout of project.\nObtain as-builts from field, request CAD from engineering.\nEscalate critical and/or sensitive issues to the Division Manager / Project Executive with recommendation for resolution.\nComply with all Company operating policies, procedures, and safety programs as established.\nPerform additional assignments as required by the needs of the company or as directed by executives.\nQualifications\nTo perform this job successfully, the individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.\nPREFERRED EDUCATION and/or EXPERIENCE\nMinimum 7-10 years related experience in electrical industry.\nHigh School diploma or GED required.\nBachelor of Science with an engineering or construction management focus preferred; Master’s in related field is a plus.\nKnowledge of the construction industry and contract documentation.\nWorking knowledge of federal, state, and city regulations and guidelines.\nCOMPUTER SKILLS\nMust demonstrate proficiency in Microsoft Office applications, (i.e., Outlook, Word and Excel)\nFamiliarity with AutoCAD, and other electrical, technical, or construction programs.\nFamiliarity with project management/document control software.\nFamiliarity with construction/financial software packages.\nExperience with Accubid, Live Count and Bluebeam.
