We work closely with property owners, architects, engineers, and subcontractors to bring visions to life-on time, on budget, and above expectations.\nPosition Overview\nThe Project Manager is responsible for the overall planning, execution, financial performance, and successful delivery of commercial construction projects from preconstruction through closeout. This role serves as the primary point of contact between Forge, project owners, architects, engineers, subcontractors, and vendors, ensuring projects are completed safely, on schedule, within budget, and in accordance with company quality standards.\n\nKey Responsibilities\nProject Planning & Preconstruction \nParticipate in project turnover and preconstruction meetings with estimating and operations teams. \nDevelop project budgets, schedules of values, procurement plans, and project execution strategies. \nDevelop project buyout schedules and lead subcontractor procurement efforts. \nSolicit, evaluate, and negotiate subcontractor proposals and scopes of work. \nPrepare, negotiate, and execute subcontract agreements. \nIdentify project risks and develop mitigation plans before construction begins. \nProject Execution & Client Management \nManage commercial construction projects from mobilization through final completion and closeout. \nDevelop and maintain project schedules in collaboration with Superintendents and project stakeholders. \nConduct and lead Owner-Architect-Contractor (OAC) meetings. \nManage project documentation, RFIs, submittals, change orders, schedules, and contract administration throughout the project lifecycle. \nCommunicate effectively with owners, architects, consultants, vendors, and subcontractors throughout the life of the project. \nProactively identify and resolve project challenges that may impact schedule, budget, quality, or client satisfaction. \nFinancial Management \nMaintain accountability for project budgets, cost control, forecasting, profitability, and overall financial performance throughout the project lifecycle. \nTrack committed costs and maintain accurate job cost reporting. \nPrepare and submit monthly owner pay applications. \nReview and approve subcontractor pay applications and vendor invoices. \nPrepare, price, negotiate, and process owner and subcontract change orders. \nPrepare monthly project forecasts and profitability projections. \nField Leadership & Coordination \nPartner closely with Superintendents to ensure work is executed safely, efficiently, and in accordance with project plans. \nLead project teams through proactive communication, decision-making, and accountability to achieve project objectives. \nConduct regular jobsite visits to monitor progress, quality, safety, and client satisfaction. \nSupport procurement activities and collaborate with field teams and vendors to ensure long-lead materials and equipment are delivered in support of project schedules. \nProject Closeout \nManage punch list completion and turnover activities. \nCoordinate closeout documentation including warranties, operation manuals, training requirements, and as-built drawings. \nEnsure all contractual obligations are satisfied prior to final completion. \n\nQualifications\nBachelor's degree in Construction Management, Civil Engineering, Business, or a related field preferred; equivalent construction management experience will be considered. \n5+ years of project management experience in commercial construction. \nExperience successfully managing ground-up developments, renovations, and tenant improvement projects from preconstruction through closeout. \nStrong understanding of commercial construction methods, scheduling, subcontractor management, budgeting, forecasting, procurement, and cost control. \nExperience negotiating subcontract agreements, managing buyouts, and administering construction contracts. \nProficiency in Procore required; experience with Bluebeam, Microsoft Project, Sage 300 CRE, or similar software preferred. \nKnowledge of RFIs, submittals, pay applications, change orders, permitting, building codes, and OSHA safety requirements. \nAbility to read and interpret construction drawings, specifications, and contract documents. \nStrong leadership, communication, organizational, negotiation, and problem-solving skills. \nOSHA 30 certification preferred or ability to obtain upon hire. \nValid driver's license and ability to travel between active project sites within the assigned market. \n\nPhysical Requirements & Work Environment\nAbility to perform work in both office and active construction site environments. \nAbility to walk construction sites, navigate uneven terrain, climb stairs and ladders, and stand for extended periods as needed. \nAbility to review plans and project documentation, observe field operations, and communicate effectively with project stakeholders. \nProficiency using computers, mobile devices, and project management technology. \nRegular travel between project sites, client meetings, and the corporate office throughout the assigned market. \nExposure to outdoor weather conditions, construction noise,
