The role involves collaborating with different teams, managing external agents, and ensuring compliance with lease obligations.\nKey Responsibilities\nLease Events Management:\nUndertake rent reviews, lease renewals, break options, and lease re-gears. \nCoordinate with third-party agents when necessary, agreeing on fees and managing the process. \nEnsure proper documentation recorded by solicitors and update the property management database. \nMaintenance of Property Database:\nLiaise with the Property Management Accountant to maintain the “Yardi” Property Management Database. \nEstablish and update property and tenant records. \nMarketing and Letting:\nAppoint and manage letting and sale agents for vacant properties/identified disposals, including marketing plans and budget agreements. \nOversee letting/sales deals from agent proposals to legal completion. \nSales and Acquisitions\nUndertake inspections and legal/technical due diligence of assets to be acquired to include instructing of and management of legal advisors. \nRefurbishment Schemes:\nPrepare recommendations and cost reports for asset refurbishment. \nImplement and manage refurbishment schemes by appointing and overseeing a design team. \nReview and manage the formal appointment of contractors and consultants. \nDilapidations:\nEnsure timely instruction of dilapidations according to lease terms. \nManage the ongoing process to maximize the company's position. \nRequirements\nProven experience in asset management or a related real estate role. \nStrong negotiation and communication skills. \nFamiliarity with property management databases and financial systems. \nKnowledge of lease terms, property laws, and regulations. \nProject management skills for overseeing refurbishment projects. \nAbility to analyse financial data and prepare cost reports. \nUnderstanding of marketing strategies for property leasing. \nExcellent organisational and multitasking abilities. \nBenefits\nHolidays -
