development schedule. \nPrepare construction budget. \nPrepare bidding outline for prospective design firms, constructors and other parties concerned. \nManage construction budget, building specification with ESR Data Center team and design firms, selected contactors. \nHold periodic meetings with design firms, selected constructors, etc. \nAssist Data Center team for development and execution, and project closeout phases. \nConduct negotiations with general contractors and evaluate bids/proposals with detail and accuracy. \nCreate construction project scope and request for proposals. \nFinancial analysis of construction. \nConstruction project management for specific initiatives aimed at increasing the resiliency of our data centers. \nConstructability reviews of electrical and mechanical designs associated with the construction of new data centers or optimization of existing data centers. \nConstruction document management including submittal review, RFI’s, change orders, and invoicing. \nConstruction project quality control. \nRecord and report key construction metrics to team members and management. \nDrive teams to perform troubleshooting and root-cause failure analysis associated with equipment failures. \nBe a leader within the group as well as within internal and external teams that support the data center. \nPerform effective \n主要な建設プロジェクト指標を記録し、チームメンバーおよびマネジメントに報告する。 \n設備故障に関するトラブルシューティングおよび根本原因分析をチームとともに推進する。 \nグループ内ならびにデータセンターを支援する社内外のチームにおいて、リーダーシップを発揮する。\nコンストラクションマネジメントチームにおける効果的な部門横断業務を遂行する。 \nRequirements\nMore than 5+ years of experience in construction or project management, ideally involving large-scale or mission-critical facilities. \nExperience managing projects through design, procurement, construction and handover. \nStrong knowledge of cost, schedule, quality and risk management. \nExperience managing general contractors, design firms and other external consultants. \nGood understanding of building construction and electrical/mechanical (MEP) systems. \nStrong communication, negotiation and stakeholder management skills. \nBusiness-level Japanese and English. \nData
