This position performs routine cleaning, grounds upkeep, minor repairs, and assists with unit turnover and maintenance tasks. The technician plays a key role in delivering a positive resident experience by ensuring all common areas and exterior spaces reflect Evergreen’s standards of care and cleanliness.\nKey Responsibilities\nGeneral Cleaning & Upkeep\nClean common areas such as lobbies, restrooms, stairwells, laundry rooms, kitchens, offices, and multi-purpose spaces.\n\nPerform deep cleaning of vacant units during turnover, including floor care and trash removal.\n\nRemove graffiti, debris, and litter from both interior and exterior property areas.\n\nAssist with “trash-outs” in vacated units and haul items to designated disposal areas.\n\nGrounds & Exterior Maintenance\nWalk property daily to pick up litter, remove pet waste, and check for hazards.\n\nRemove snow and apply salt to walkways during winter months.\n\nAssist with seasonal landscaping tasks such as mowing, edging, trimming, weeding, and mulching (if no dedicated Groundskeeper is on-site).\n\nSupport exterior work such as fence repair, painting, or screen replacement.\n\nLight Maintenance Support\nPerform minor repairs such as unclogging toilets, replacing closet doors, fixing screens, or light painting.\n\nReplace light bulbs and monitor lighting in hallways, stairwells, and exterior areas.\n\nRespond to assigned work orders and assist maintenance team with basic repairs.\n\nMaintain clean and safe mechanical rooms and storage areas.\n\nSafety & Compliance\nFollow all company safety policies and OSHA guidelines.\n\nIdentify and report unsafe conditions immediately (e.g., broken steps, lighting outages, leaks).\n\nUse personal protective equipment (PPE) and handle chemicals according to MSDS and label instructions.\n\nMaintain a “safety-first” approach during all work.\n\nAdditional Duties\nDistribute resident notices, flyers, newsletters, or pest control communications.\n\nAssist with pool upkeep as directed (if applicable).\n\nTrack and store tools and cleaning supplies in a clean and organized manner.\n\nEducation & Experience\nHigh school diploma or GED required.\n\nMinimum of 2 years’ experience in janitorial, custodial, or property cleaning roles.\n\nExperience with light maintenance or working with professional cleaning tools preferred.\n\nLicenses & Certifications\nPool certification required for properties with a pool.\n\nValid driver’s license preferred but not required.\n\nTechnical & Physical Skills\nBasic knowledge of cleaning agents, safety procedures, and janitorial equipment.\n\nFamiliarity with hand tools (wrenches, screwdrivers, ladders, etc.) and power tools (drills, buffers, etc.).\n\nAbility to read work instructions, safety labels, and property notices.\n\nMust be capable of lifting and moving heavy objects (see Physical Demands below).\n\nOther Requirements\nBasic knowledge of cleaning agents, safety procedures, and janitorial equipment.\n\nFamiliarity with hand tools (wrenches, screwdrivers, ladders, etc.) and power tools (drills, buffers, etc.).\n\nAbility to read work instructions, safety labels, and property notices.\n\nMust be capable of lifting and moving heavy objects (see Physical Demands below).\n\nSkills\nAttention to Detail - Performs physically demanding work across multiple areas of the property.\n\nCustomer Service - Interacts with residents and staff in a courteous, respectful manner.\n\nSafety Awareness - Follows safety procedures and identifies hazards proactively.\n\nProblem-Solving -
