While the Lettings Operations Managers focus on performance and process, you'll keep everything running day to day: handling enquiries, booking viewings, spotting our highest priority leads and guiding applicants smoothly from first contact through to a signed tenancy. If you're the kind of person who hates seeing things slip through the cracks, this role was made for you.\nKey Responsibilities\n1. Enquiry and lead management\nHandling incoming enquiries from prospective tenants across email, phone and third-party platforms, logging them accurately in Streak (our lead management platform) and Altido (our customer management system)- Identifying high-value and time-sensitive leads and making sure they're followed up quickly\nProgressing leads through every stage, from enquiry to viewing, application and signed tenancy, chasing responses so momentum is never lost\nGuiding prospective tenants through the contracting process, making sure paperwork is complete and nothing holds up a booking\nMaking outbound calls to prospective tenants to generate sales, using a natural, conversational approach rather than a rigid script, focusing on helpful advice rather than hard-pressure sales tactics.\nMonitoring enquiries from third-party listing sites so they're picked up and actioned promptly\nKeeping the inbox within our agreed response time targets, escalating early if anything is at risk\n2. Viewings coordination\nBooking viewings through our online system, working closely with our local viewing staff in each city\nFollowing up after viewings, re-engaging no-shows and nudging anyone still making up their mind\n3. Applications and tenancy progression\nProcessing tenancy applications and paperwork through to offer stage\nConducting Right to Rent and Anti-Money Laundering checks\nSending tenant communications through our customer management system\nKeeping tasks and records up to date, and arriving at weekly team meetings with your work accurately reflected\n4. Peak season and team support\nHelping to recruit, onboard and coordinate the temporary staff who join us during peak periods\nProviding general admin support to the Lettings Operations Manager, including reporting and ad hoc projects\nKey Qualifications & Skills\nEssential\nExcellent organisational skills and a sharp eye for detail; you enjoy bringing order to a busy workload\nConfident, friendly written and verbal communication, comfortable handling a high volume of enquiries\nThe ability to work through a structured daily task list while taking ownership of shifting priorities, judging which tasks and leads matter most and flagging early if a deadline is at risk\nQuick to pick up new systems (we use Gmail, Streak, third-party listing platforms and Altido)\nFlexibility to work variable hours during peak season, including some evenings and weekends, repaid as time in lieu\nWillingness to travel occasionally between our cities\nA proactive, can-do attitude and a genuine interest in lettings and property\nStrong ability to make sales phone calls to progress enquiries without fixed scripts.\nDesirable\nExperience in a lettings, sales, customer service or admin role\nFamiliarity with CRM systems (such as Streak) or property listing platforms\nExperience supervising or coordinating temporary or seasonal staff\nAn interest in student accommodation or the wider property sector\nTechnical Requirements\nFiber internet (PLDT Fiber, Converge, Globe Fiber, etc.) - recommended speed of 100/50 Mbps\nBackup internet (mobile hotspot or secondary ISP) capable of at least 20 Mbps\nQuiet, conducive home workspace\nOPTIONAL: Wired Ethernet connection preferred during work hours\nOPTIONAL: Power backup (UPS) if the location experiences frequent outages\nWhy Expedock\nHMO coverage and leave creditsbecome availableafter three months of engagement.\nSupportive Remote Environment: Work from home alongside acollaborative teamthat valuesgrowth and mutual success.\nStructured Engagement & Training:Start strong with astructured engagement program and client-specific trainingdesigned to help you quickly master your assigned workflows.\nCandidate Data & Privacy Notice\nBy submitting your application to Expedock, you acknowledge and consent to the collection, use, and processing of your personal information for recruitment and hiring purposes.
