Acting as the owner's representative, the Development Manager will oversee each project from feasibility through to completion and handover, and will coordinate all external consultants, contractors and authorities involved.\nThe role reports directly to the Director of Real Estate, with a dotted reporting line to the Founder, and is based at our office in Marousi, Athens, with regular travel to project sites.\nKey Responsibilities\nFeasibility & Planning\nAssess sites and development opportunities, including zoning, building coefficients and permitting constraints.\nPrepare development budgets, programmes and feasibility studies in conjunction with the investment team.\nDefine the project brief, scope and quality standards for each development.\nDesign & Permitting\nAppoint and manage architects, engineers and specialist consultants.\nLead the design process and ensure designs meet the approved brief, budget and programme.\nManage the permitting process with urban planning offices, the Archaeological Service and other competent authorities.\nProcurement & Contracts\nRun tender processes for contractors and suppliers, and negotiate contract terms.\nAdminister contracts, variations and claims, protecting the owner's interests throughout.\nConstruction Oversight\nMonitor progress, quality and health and safety across all active sites.\nReview and certify contractor payments and control project cash flow.\nIdentify risks and delays early and implement corrective action.\nCompletion & Handover\nManage commissioning, snagging and handover to the operator, property manager or buyer.\nSecure all completion certificates, operating licences and as-built documentation.\nReporting\nReport monthly to the Director of Real Estate, the Founder and the Investment Committee on budget, programme, quality and risk across the project portfolio.\nKey Objectives\nDelivery of each project within the approved budget, programme and quality standards.\nA consistent development framework across the portfolio, covering budgeting, procurement, reporting and risk control.\nStrong, accountable relationships with consultants, contractors and authorities.\nDevelopment returns protected through rigorous cost and change control.\nRequirements\nDegree in Civil Engineering or a related engineering discipline.\nMember of the Technical Chamber of Greece (TEE).\nAt least ten years' experience in real estate development or construction, including at least five years on the owner's or developer's side.\nA track record of delivering hospitality or residential projects from inception to completion.\nExperience managing several projects in parallel through external consultants and contractors.\nThorough knowledge of Greek planning, building and permitting regulations.\nStrong skills in budgeting, cost control and contract administration.\nExcellent command of Greek and English.\nDesirable\nPostgraduate degree in Construction Management, Real Estate or a related field.\nExperience in hotel developments, including work to operator or brand standards.\nExperience of island or coastal developments.\nProfessional project management certification (e.g. PMP, PRINCE2 or RICS).\nProficiency in project management and cost-control software.\nBenefits\nCompetitive remuneration package.\nLeadership of a growing portfolio of hospitality and residential projects.\nInterested candidates are invited to submit a detailed CV in English.
