Responsible in the analytical aspects of the projects which include but not limited to market and target analysis, site analysis. financial feasibility, etc. Conceptualizes and implements effective marketing campaigns and is responsible in sales forecasting to ensure financial stability of the projects handled. Special projects/ tasks will be assigned as needed by the company.Duties and Responsibilities\nProjectPlanning\n\nWorkwith the Technical Planning Team (Architect, Engineers, etc.) to deliver\nproject concept aligned with the responsible and sustainable development.\n\nCoordinatesdirectly with the Permits and Licenses Team for all necessary permits\nprior to commencement and construction of the project\n\nProjectImplementation Sales & Marketing\n\nCheckand review the prepared Sales and Marketing budget by cluster marketing’s\nteam.\n\nFormulateSales and Marketing programs and prepares sales forecast for various\nprojects.\n\nDirectsimplementation of promos and incentives for sellers and buyers and\nanalyses its effectiveness.\n\nCoordinatestravel/training and meeting schedules with sales team, brokers and other\nsupport group.\n\nChecksand recommends acceptable EAMs for approval.\n\nConceptualizesmarketing ideas based on the target and market analysis.\n\nDirectsthe fast and efficient preparation of communication and/or marketing\nplans and ensure proper execution of all Marketing campaign in all\nchannels.\n\nProjectDevelopment\n\nPreparefinancial analytical review between project’s budgeted costs and expenses\nversus the actual costs and expenses.\n\nPrepareG&A Budget for the year.\n\nSetsprice list and recommends new pricing level as needed.\n\nReviewand assist the PDA in uploading the inventory of the project to the\nFREBAS system and updates of inventory in the system.\n\nProgramthe Order to Construct (OTC) that can ensure fast and efficient\ncompletion/delivery of the project.\n\nMonitorall project deliverable to ensure meeting of deadlines, alignment of\ntargets.\n\nCoordinateswith other support group like Legal, Operations, and Accounting, etc. for\nany project concerns to preserve the interest of the project/developer\nand deliver aligned with the commitment to the buyers.\n\nProjectTurnover\n\nSupervisethe monitoring of the entire turnover process and turnover and acceptance\nrate of customers.\n\nSetquality standards and timetable to ensure smooth turnover of units to\ncustomers.\n\nPropertyManagement\n\nOverseesthe operations of the Homeowners Association, and/or the Condominium\nCorporation through the Property Management Office\n\nTechnical Competencies and Skills\nBusiness Management, Negotiation/Communication, Market and Competitive Analysis, Site Analysis, Financial Analysis, Conceptual Planning, Financial Management and Reporting, Sales Forecasting,
