Additional company-paid benefits include access to a wellness app, wellness coaches, and an Employee Assistance Program for employees and their dependents.\nQualifications\nJOB SUMMARY\nThe Janitor/Maintenance position reports to the Site Director and is accountable for maintaining a clean, safe, functional, and welcoming environment throughout Five Keys Housing Services facilities. This position is responsible for performing routine janitorial duties, preventative maintenance, general building repairs, and facility upkeep to ensure all interior and exterior spaces are properly maintained. Responsibilities include daily cleaning and sanitation, identifying and addressing maintenance concerns, performing minor repairs, and coordinating with outside contractors when necessary.\nWe are looking for someone who insists on maintaining a positive attitude and enjoys supporting a diverse group of people. You are flexible, willing to take initiative, and committed to creating a welcoming and supportive environment for the guests, staff, and communities we serve.\nJOB DUTIES AND RESPONSIBILITIES\nPerform daily cleaning and sanitation of interior and exterior facility spaces, including offices, reception areas, bathrooms, showers, laundry areas, sleeping units, dining and community areas, guest property storage areas, sidewalks, and surrounding grounds.\nClean and disinfect bathrooms and showers throughout assigned shifts, including hourly cleaning during day and swing shifts, as required by site procedures.\nMaintain a clean and healthy environment for guests, including stripping beds, clearing lockers and sleeping areas as assigned, and disinfecting mattresses and sleeping areas during scheduled laundry and turnover activities.\nConduct routine inspections of the facility's interior and exterior to identify cleanliness concerns, safety hazards, maintenance needs, graffiti, debris, damaged equipment, and other conditions requiring attention.\nPerform general building maintenance and minor repairs, including carpentry, drywall, painting, plumbing, electrical fixtures, flooring, windows, doors, and other building components within the scope of the position.\nAssess maintenance concerns involving furniture, appliances, equipment, plumbing, electrical and HVAC systems, perform appropriate in-house repairs and coordinate outside services with management approval.\nPerform preventative maintenance and routine servicing of heating, ventilation, and air conditioning systems, including monthly cleaning or replacement of filters, cleaning air vents, checking airflow, and monitoring heating controls.\nMaintain emergency equipment, including emergency lighting, fire extinguishers, and alarm systems, and coordinate inspections or servicing with management and authorized contractors.\nPerform scheduled cleaning of sidewalks, exterior walls, and other outdoor surfaces, including pressure washing when appropriate.\nPromptly complete assigned work orders and maintenance requests, documenting completed work and communicating delays, repair needs, or concerns to site leadership.\nSubmit maintenance requests for equipment failures, repairs, or conditions that cannot be resolved independently, and promptly report urgent concerns to the appropriate supervisor or management staff.\nMaintain an organized, clean, and secure inventory of maintenance tools, equipment, cleaning products, and supplies. Ensure tools are properly maintained and serviced according to manufacturer specifications.\nMonitor inventory levels of janitorial and maintenance supplies, prepare supply requests, and coordinate ordering, delivery, or pickup as approved by management.\nCoordinate with and assist outside contractors, repair technicians, and delivery personnel as needed to support timely completion of services and maintain quality standards.\nRemove and properly dispose of damaged furniture, equipment, debris, and other materials that are no longer usable or repairable, following agency procedures.\nMaintain accurate janitorial logs, maintenance records, work orders, supply records, and other required documentation in accordance with established procedures.\nComplete required documentation and ensure assigned workspaces, equipment, and supplies are clean, organized, and secured at the end of each shift.\nFollow all Five Keys policies and procedures, applicable Standards of Care, safety protocols, sanitation requirements, and facility security procedures.\nWork collaboratively with site leadership, supervisors, security personnel, and other staff to identify and address facility concerns and maintain a safe environment for guests, employees, and visitors.\nRespond to guest, volunteer, visitor, and staff questions or requests professionally and courteously, providing a welcoming and respectful environment.\nRefer guest-related concerns to the appropriate Care Coordination or site leadership staff and communicate relevant information in accordance with agency policies.\nParticipate in shift-change meetings, staff meetings, and required training, communicating outstanding maintenance needs, safety concerns, and other relevant updates.\nOperate agency vehicles when authorized and necessary to transport supplies, furniture, or equipment.\nMaintain required vehicle logs and promptly report accidents, vehicle concerns, or unusual incidents to management.\nMaintain a valid California driver's license and satisfactory driving record when driving is required as part of assigned duties.\nRespond to urgent maintenance concerns and emergency situations as needed, including occasional on-call assignments.\nPerform other related duties as assigned to support the cleanliness, maintenance, safety, and daily operations of Five Keys facilities.\nKNOWLEDGE AND SKILLS\nWorking knowledge of general building maintenance, minor repairs, preventative maintenance, and janitorial and sanitation procedures.\nAbility to safely operate
