Overview\nSouthern Housing is seeking 2 experienced Maintenance Surveyors to provide responsive repairs and void surveying services across its housing stock.\nThe role will involve managing responsive repairs, assessing building defects, preparing specifications for remedial works, carrying out pre and post inspections, monitoring contractors and ensuring works are completed safely, on time, within budget and to the required standard.\nThe successful candidate will need strong building surveying experience within a maintenance environment, excellent contractor management skills and the ability to communicate effectively with residents, colleagues, contractors and other stakeholders.\nThe attached job description confirms that the primary purpose of the role is to provide a responsive repair and void surveying service and ensure Southern Housing properties are maintained to required statutory and regulatory standards.\nImportant - Please Read Carefully\nThis role requires at least 2 years' experience as a Building Surveyor in a maintenance environment, including carrying out pre and post inspections.\nYou must have experience working with contractors using SOR and non-SOR contracts, preparing detailed specifications of work and managing responsive repairs or void works.\nCandidates without direct maintenance surveying / responsive repairs / housing property surveying experience are unlikely to be considered.\nKey Responsibilities\nManage responsive repairs and take corrective action where required\n\nAnalyse and assess building defects\n\nPrepare remedial proposals and specifications for repair works\n\nEnsure specifications meet current legislative standards\n\nObtain quotations and estimates in line with procurement procedures\n\nMonitor contractor and consultant performance\n\nCarry out post-inspection and quality control checks\n\nPursue remedial action where works are not completed satisfactorily\n\nCarry out health and safety spot checks on contractors\n\nEnsure contractors follow risk assessments and method statements\n\nManage complaints through the complaints process and provide written responses\n\nAct as lead officer for responsive repairs and void works\n\nMaintain accurate records of progress, variations, snagging and health and safety records\n\nUpdate systems including Orchard, APEX and CRM/CD\n\nProvide technical construction and building advice to colleagues\n\nSupport desktop reviews of drawings and specifications for new developments\n\nBe available for out-of-hours cover when required on the agreed rota\n\nEssential Experience & Skills\nAt least 2 years' experience as a Building Surveyor in a maintenance environment\n\nExperience carrying out pre and post inspections\n\nExperience working with contractors using SOR and non-SOR contracts\n\nAbility to produce detailed specifications of work\n\nStrong knowledge of building defects and remedial repairs\n\nGood knowledge of building regulations, health and safety legislation, standards and materials\n\nKnowledge of procurement law and different forms of contract\n\nStrong contract management skills\n\nAbility to monitor budgets and ensure value for money\n\nGood IT skills, including mobile technology, Word and Excel\n\nStrong written and verbal communication skills\n\nAbility to produce reports for different audiences\n\nStrong negotiation and influencing skills\n\nOrganised, methodical and detail-focused approach\n\nDesirable\nMembership of RICS, CIOB or similar professional body\n\nExperience working
