You’ll manage the resident experience from first tour through move out, with the goal of the highest possible resident satisfaction. You’ll train, mentor, and develop the team, and help meet owner and partner performance goals, including the operating budget and marketing plan.\nThis position supervises and trains the leasing consultants and reports to the Property Manager. It is fully onsite, Monday through Friday. Hybrid and remote work are not available.\nRequirements\nCompliance and Records\nConduct all business in line with company policies and procedures, Fair Housing laws, the Americans with Disabilities Act, the Minnesota Human Rights Act, Minnesota landlord and tenant law (Minnesota Statutes Chapter 504B), and all other laws covering residential units and employment\nMaintain appropriate resident communications\nKeep accurate property records, including lease agreements, applications, renter’s insurance, and related documentation\nReport all liability and property incidents to the Area Manager immediately and make sure incident reports are filed according to best practices\n\nTeam Leadership\nMaintain the leasing staff schedule and approve payroll based on business needs\nHire, train, motivate, supervise, and when needed terminate onsite leasing team members, in collaboration with the Property Manager. This includes onboarding, annual performance reviews, and timesheet approval\nLead ongoing training with office staff on paperwork, workplace safety, and other topics as needed\n\nReporting and Customer Experience\nPrepare daily, weekly, and monthly reporting on leasing activity and operations\nBuild a strong customer service culture\nGuide the leasing team so reputation management, social media, website, and internet listing service (ILS) engagement meet business benchmarks\nMonitor customer experience surveys, celebrate wins, spot areas for improvement, and work with the team to put solutions in place\n\nProperty and Resident Operations\nConduct physical property inspections to keep curb appeal at a high standard\nManage the make ready process with the Chief Engineer so every resident gets a great move in experience\nWork with service teams to resolve problems quickly, and own the resolution of resident complaints\nOrganize and coordinate resident engagement events\n\nLeasing and Renewals\nGive informative, personalized tours that turn into new leases\nHold personalized renewal conversations to understand residents’ current and future needs and secure renewals\nQualifications\nEducation\nBachelor’s degree or designation in a related field. Two years of management experience may be considered in place of a degree\n\nExperience\n2 to 3 years of experience in multifamily leasing or property management\nBackground in customer service and team leadership, with a proven track record\nKnowledge of landlord and tenant law\nExcellent attention to detail and organizational skills\nStrong computer skills, including Yardi and Microsoft Office 365 (Excel, PowerPoint, Word, and Teams)\nExperience with Willow Bridge, Greystar, Cushman & Wakefield, Sherman Associates, Stuart Co., or a similar operator is a plus\n\nLicenses\nActive Minnesota real estate license, as required by applicable license law. If not currently held, it must be obtained within 120 days of hire\nValid driver’s license\nWork Environment and Physical Demands\nThis onsite position works in a professional office environment within the community. The role regularly requires talking and listening, and frequently requires standing, walking, using hands to handle or feel objects, and reaching with hands and arms.\nBenefits\n$30 to $33 per hour, nonexempt, paid twice a month\n10% KPI bonus, paid quarterly\nMedical, dental, and vision insurance\n401(k) with employer match\nPaid time off\nCandidates may also be asked to complete a short work style assessment.
