At FLATS, we believe living well is a necessity, not a luxury, and we strive to revolutionize city living by offering residents great design, authentic experiences, and a vibrant community in every property we operate.\nSchedule: Tuesday - Saturday (flexible)\nResponsibilities\nTroubleshoot work orders daily for residents, prioritizing the service requests and ensuring they are completed in a timely fashion. \nPrepare vacant units for new residents, ensuring that the unit meets the company standards/checklist.\nMaintain the exterior grounds of the property and conduct seasonal duties such as cleanup or pool maintenance.\nConduct walk-throughs of the entire property to ensure everything is in working order; if not, take the appropriate steps for documenting and correction.\nPlumbing and painting will be required among the maintenance responsibilities.\nPrepare for inspections under the direction of the Maintenance Supervisor or Property Manager.\nSchedule outside contractors for projects, if necessary, under the direction of the Maintenance Supervisor or Property Manager.\nClean and supply designated building areas (dusting, sweeping, vacuuming, mopping, cleaning ceiling vents, restroom cleaning, etc.) as needed.\nSchedule and execute annual inspections needed on the property as needed, including but not limited to fire extinguishers, life safety systems, elevator, and any other annual inspections required by the city or state.\nAttend staff meetings and complete virtual trainings as required or requested.\nOther responsibilities as assigned by the Maintenance Supervisor or Property Manager.\nRequirements\nAt least 1 year of residential Maintenance experience.\nHigh School diploma or equivalent.\nAbility to read and write English, follow verbal instructions, and use simple math.\nHVAC experience required; HVAC certification is a plus.\nExperience with Microsoft Office products.\nExcellent time management and problem-solving skills.\nStrong personal skills to interact with tenants.\nIt is essential to be safety-conscious as there is exposure to moving mechanical parts, fumes/airborne particles and risk of electrical shock.\nCPO (Certified Pool & Spa Operator) certification is a plus - Prior pool maintenance experience preferred \nPhysical demands: Walking, standing, sitting, crouching, crawling, and climbing are necessary throughout theday. May be exposed to various weather conditions when working on the exterior of the property.
