The Property Manager is responsible for managing day-to-day property operations, supervising onsite staff, driving leasing performance, and ensuring the community meets established financial, operational, and customer service goals.\nThis role oversees all operations and ensures compliance with all company policies, Fair Housing laws, Chicago landlord-tenant regulations (NRS 118A), the Americans with Disabilities Act (ADA), the Fair Credit Reporting Act (FCRA), and all other applicable local, state, and federal regulations governing multifamily housing.\nKey Responsibilities\nLead and execute the lease-up strategy, including pricing, concessions, marketing initiatives, and occupancy growth.\nManage daily property operations, staffing, and resources to achieve budgeted financial and operational objectives.\nRecruit, hire, train, and supervise onsite team members; manage performance in accordance with FLATS LLC policies and values.\nOversee leasing activity, including application approvals, renewals, rent increases, and lease enforcement in compliance with Chicago law.\nMonitor rent collections, fees, deposits, and financial controls; review and analyze monthly financial reports.\nParticipate in the development and management of the property's operating budget; control expenses within approved limits.\nApprove vendor and contractor invoices, ensure proper insurance documentation, and coordinate with accounting and ownership as needed.\nCoordinate with maintenance and construction teams to ensure unit readiness, punch-list completion, preventive maintenance, and timely service request resolution.\nConduct regular property and unit inspections to ensure safety, cleanliness, curb appeal, and compliance with company standards.\nAnalyze market conditions and economic trends to inform leasing, pricing, and marketing strategies.\nPromote resident satisfaction and retention by addressing concerns promptly and professionally.\nSupport owner and leadership communication by providing regular updates on lease-up progress, risks, and performance metrics.\nRequirements\nStrong organizational and time-management skills with the ability to manage multiple priorities in a fast-paced, lease-up environment.\nExcellent interpersonal and communication skills, with the ability to effectively and sensitively interact with residents, staff, vendors, ownership, and leadership.\nIntermediate proficiency in Microsoft Office Suite, including Outlook, Word, Excel, and PowerPoint.\nDemonstrated ability to handle confidential and sensitive information with professionalism and discretion.\nAbility to work independently, exercise sound judgment, and prioritize tasks with a strong sense of urgency.\nStrong problem-solving skills, including the ability to communicate technical or operational concerns clearly, accurately, and in a timely manner.\nAbility to read, write, understand, and communicate effectively in English.\nProficiency with general office equipment, including telephone systems, printers, copiers, fax machines, and key or access-control systems.\nCommitment to providing excellent customer service, with the ability to build rapport and maintain positive relationships.\nProven ability to remain calm, professional, and solution-oriented when handling difficult or escalated situations.\nMust possess a valid driver's license, maintain a clean driving record, and carry current auto insurance.\nIL Real Estate License required\nRequired Skills\nPrior experience managing or supporting a multifamily lease-up or new construction community.\nWorking knowledge of IL landlord-tenant law and Fair Housing requirements.\nExperience using property management software (Yardi Voyager, CRM platforms, or similar).\nStrong leadership skills with the ability to motivate, train, and develop onsite teams.\nEffective problem-solving and decision-making abilities in a dynamic environment.\nAbility to analyze leasing, occupancy, and financial data to drive performance.\nBilingual in Spanish is a plus, but not required.\nDetail-oriented with strong follow-through and accountability.\nAbility to adapt quickly to changing priorities typical of lease-up operations.\nBenefits\nComprehensive benefits package including medical, dental, and vision insurance, 401(k) with employer match, and paid time off (PTO).\nSalary of $85K - $100K \nPerformance bonus.\nAs part of our hiring process, we use artificial intelligence tools to support our recruiting team’s work.
