unusual situations to proper supervision.\nComply with safety regulations and maintain clean and orderly work areas.\nInvolved in all aspects of building maintenance requirements for all new construction, renovations or updates to current systems. \nCoordinate and monitor contractor activities for projects.\nWork with site-wide building maintenance to ensure compliance to any construction, renovation or updates.\nUpdate project information and maintain project files\nOrganize drawings and prepare drawing packages to support project activity\nSupport department management, project managers and consultants as required\nUpdate and maintains information in (Company Name) records systems and department databases\nSet priorities for preventative maintenance work orders, maintenance requisitions and scheduled work.\nMaintain adequate supplies and equipment for the maintenance department.\nRequisition work to be completed through Purchasing.\nAttend meetings as required.\nMeet with Fire Department, Hydro, etc. as required.\nComplete all necessary reports and records related to the department as required.\nDrive Flex-N-Gate, vehicles, as required.\nCoordinate the painting and decorating of the interior and exterior surfaces as required.\nAdhere to departmental procedures and systems, e.g., \"systems for preventative maintenance\", \"maintenance requisitions\", scheduled work and continued quality improvement/risk management programs.\nOrganize minor construction work, e.g., dismantling and erecting walls, finish carpentry work, pouring concrete, etc.\nMaintain inventory of new equipment, manuals and warranties.\nOperate computerized preventative maintenance program.\nTroubleshoot and maintain various electrical components, appliances and equipment in accordance with pertinent codes, the preventative maintenance program and departmental procedures.\nSchedule preventative maintenance checks of all electrical alarms\nResponsible for the install, and repair plumbing fixtures, piping, and related equipment.\nOrganize mechanical and preventative maintenance work on equipment as per preventative maintenance manual, e.g., circulating pumps, air handling systems, and refrigeration etc.\nInitiate safety concerns and makes judgment on the best methods of completing tasks.\nResponsible for snow removal and ice safety.\nResponsible for landscaping and the overall esthetic look of Flex-N-Gate, Ventra property.\nAccountable for short-term planning and keeping appropriate authorities aware of decisions being made.\nPrepare monthly reports and budget\nPreparation of capital plan in consultation with unit maintenance committee\nPerform all other duties as assigned or needed.\n\nRequirements\nCommunity College in a related field\nFive years in a mechanical/electrical capacity as a tradesman or;\nFive years related experience. \nHighly motivated and able to work independently. \nAbility to comprehend and communicate detailed instructions orally and in writing\nAbility to multi-task and establish priorities\nAbility to maintain organization of maintenance schedule and files in a changing environment\nExhibit initiative, responsibility, flexibility and leadership\nPossess a thorough knowledge of contract administration and office procedures\nAbility to perform small repairs (e.g. caulking, replacing washers, and replacing light fixtures)\nKnowledge of local, provincial and federal workplace compliance regulations, ordinances and legislation\nPossess a valid driver’s license\nAble to create alternative solutions to problems\nExcellent time management and project management skills\nHigh level of sound and independent judgment and reasoning\nAbility to interpret and
