Reporting directly to the Vice President, Real Estate, this role serves as a critical business partner in evaluating real estate investments, supporting development planning, and delivering executive-level analyses that drive strategic decision-making.\nThe Analyst will develop and maintain financial models supporting site acquisitions, market expansions, development projects, and capital investments while creating presentation materials, including investment committee business cases for Executive Leadership, the Board of Directors, community stakeholders, and other key audiences. This role combines strong financial analysis, storytelling, and communication skills to transform complex information into actionable insights and compelling business recommendations.\nIn addition to analytical and financial responsibilities, the Analyst will support day-to-day portfolio management activities, including landlord communications, lease administration support, and coordination of site-specific real estate initiative. The ideal candidate is highly analytical, detail-oriented, and comfortable working in a fast-paced environment where financial modeling, executive communication, and strategic planning intersect.\nKey Responsibilities and Essential Job Functions\nFinancial Modeling & Investment Analysis\nDevelop and maintain financial models supporting real estate acquisitions, development projects, capital investments, and expansion initiatives.\nBuild and analyze development pro formas, project budgets, construction cost forecasts, and investment scenarios.\nPerform return-on-investment analyses, sensitivity analyses, and scenario modeling to support business decisions.\nSupport evaluation of new market opportunities, site selection initiatives, and portfolio growth strategies.\nMonitor project financial performance and identify potential risks and opportunities.\nPortfolio Management & Real Estate Operations\nSupport day-to-day management of Flexential’s leased and owned real estate portfolio.\nCoordinate communications with landlords, property managers, brokers, and other external real estate partners.\nAssist with lease administration activities, including tracking critical dates, rent commencement, lease expirations, notice requirements, and landlord obligations.\nTrack and maintain portfolio records, lease summaries, project documentation, and key real estate databases.\nSupport due diligence efforts associated with acquisitions, dispositions, and lease transactions.\nExecutive, Board & Community Presentations\nCreate executive-ready PowerPoint presentations, dashboards, and reports for leadership meetings.\nDevelop presentation materials for Board of Directors meetings and strategic planning discussions.\nSupport preparation of community engagement, municipal, and economic development presentations.\nTranslate complex financial and operational information into clear, compelling visual narratives.\nDevelop charts, graphs, scorecards, maps, and visualizations that improve decision-making and communication.\nPortfolio Reporting & Business Intelligence\nMaintain portfolio reporting, key performance indicators, scorecards, and executive dashboards.\nTrack market activity, project pipelines, transaction status, and portfolio performance metrics.\nConsolidate information from multiple stakeholders into concise executive summaries and reports.\nDevelop recurring reporting packages for leadership review. Identify trends, risks, and opportunities impacting portfolio performance. \nMarket Research & Strategic Insights\nConduct research on real estate markets, competitive developments, land opportunities, economic conditions, and infrastructure availability.\nSupport site selection efforts through market analysis and data-driven recommendations.\nMaintain market intelligence resources and portfolio databases.\nMonitor industry trends and emerging opportunities that may impact portfolio strategy.\nCross-Functional Partnership\nPartner closely with the Vice President, Real Estate and Real Estate Program Manager to support portfolio planning and strategic initiatives.\nCollaborate with Design, Construction, Finance, Operations, Energy, Legal, and Product teams.\nSupport business case development and strategic investment recommendations.\nContribute analytical insights that improve planning, forecasting, and decision-making.\nScope & Impact\nServes as the primary analytical resource supporting Real Estate initiatives.\nDevelops financial models used to evaluate significant capital investments and development projects.\nProduces materials presented to Executive Leadership, Board members, municipalities, customers, and community stakeholders.\nSupports the ongoing management and administration of Flexential’s real estate portfolio, helping ensure effective execution of lease obligations and landlord relationships.\nInfluences strategic decisions through financial analysis, reporting, and data-driven recommendations.\nSupports initiatives that directly impact portfolio growth, capital deployment, and long-term business strategy. \nRequired Qualifications \nBachelor's degree in Finance, Real Estate, Economics, Business, Accounting, Engineering, or related field.\n3-5 years of experience in real estate analysis, development finance, corporate finance, investment analysis, construction finance, or related fields.\nExperience building financial models supporting real estate transactions, development projects, or capital investments.\nFamiliarity with commercial real estate concepts, lease administration, landlord relations, and portfolio management practices.\nExperience coordinating multiple projects and stakeholders in a fast-paced corporate real estate environment. \nAdvanced Microsoft Excel skills, including financial modeling, forecasting, and scenario analysis.\nAdvanced Microsoft PowerPoint skills with the ability to create executive-level presentations.\nStrong analytical, quantitative, and problem-solving capabilities.\nExcellent written, verbal, and visual communication skills. \nPreferred Qualifications\nExperience supporting commercial real estate, data center, infrastructure, industrial, or development projects.\nExperience developing construction budgets, development pro formas, or investment models.\nExperience preparing materials for executive leadership, boards, investors, or community stakeholders.\nFamiliarity with capital planning, portfolio management, and project financial analysis.\nBase Pay Range: The annual salary range offered for this position is estimated to be $72,000 - $87,000. However, the actual pay range depends on each candidate’s experience, location, and qualifications.\nWork Location: This position is open to remote candidates located anywhere within the United States, except in states where company employment is not currently available.
