The Assistant Property Manager also assists in overseeing the daily operations of the property. This role supports property operations, leasing, resident relations, and financial performance while ensuring a positive living experience for all residents.\nLeasing & Sales\nAssist in marketing efforts to attract and retain residents.\nConduct property tours and promote units to prospective residents.\nAssist in managing lease applications, renewals, and move-ins/move-outs.\nEnsure all leasing paperwork is completed accurately and efficiently.\nMay assist in-person leasing and marketing efforts to achieve the property's revenue and occupancy goals by greeting prospective residents face-to-face, gathering information about the prospect, showing ready apartments and models, assisting the prospective resident in completing the rental application and credit verification, and closing lease by obtaining required payments and security deposit.\nParticipate and assist team efforts to elevate the resident experience and maximize building revenues.\nResident Relations\nResponsible for managing Flow’s Resident Experience Team \nRespond to resident inquiries, concerns, and complaints in a professional and timely manner. Maintain regular communication with residents and proactively address residents’ concerns to maintain an elevated resident experience.\nSupport community events and initiatives to foster positive resident engagement.\nAssist in enforcing property rules and policies to ensure a safe and harmonious environment.\nPromote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. This includes the ability to work in a fluid environment and work peacefully with co-workers and residents.\nFollow the Company’s established procedures related to evictions with proper notice requirements and represent the property as required in court hearings and eviction proceedings.\nFinancial Management\nAssist in the collection of rent payments, security deposits, and other fees.\nFollow up on delinquent accounts and coordinate with the Community Manager on rent collection efforts.\nPrepare and submit daily, weekly, and monthly financial reports as required.\nAccurately enter all approved bills into the property accounting system scan all invoices to the community’s data drive, and submit them to accounting for processing.\nReview resident files and accounting records to determine unpaid and/or late fees owed, communicate with residents regarding outstanding balances, implement procedures for collecting delinquencies, and enforce lease terms to maximize revenue.\nProperty Operations\nSupport the Community Manager with managing maintenance requests and ensuring timely completion.\nConduct property inspections to maintain curb appeal, safety standards, and compliance with regulations.\nCoordinate with vendors and contractors for property-related services.\nAct as the on-site supervisor in the absence of the Community Manager by organizing and delegating daily work, coordinating maintenance and make-ready tasks with the maintenance supervisor, and managing the operation of the community in compliance with company policies, procedures, and business practices.\nSupport with the hotel operation rentals\nAdministrative Support\nMaintain accurate records of resident information, leasing agreements, and financial documentation.\nAssist with managing budgets, monitoring expenses, and identifying cost-saving opportunities.\nSupport compliance with Fair Housing laws, local, state, and federal regulations.\nProcess resident move-outs by reviewing lease terms and notice requirements, applying appropriate deposit and lease cancellation fees if applicable, and processing the disposition in accordance with established procedures and legal requirements.\nIdeal Background:\nBachelor's Degree or equivalent experience \n2+ years of experience in property management, leasing, or customer service with a preference for Class A high-rise multifamily\nExperience with sales, marketing, and financial data \nProficiency in computer software including but not limited to G-Suite and Microsoft Office (Excel, Word) required\nExperience with Yardi, Payscan, Rent Cafe, Commercial Cafe, and Bluemoon preferred\nStrong customer service, problem solving, and interpersonal skills \nStrong organizational skills and attention to detail required\nKnowledge of rental contracts and property and anti-discrimination laws preferred\nAbility to work in a fast-paced environment and manage multiple priorities\nUnderstanding of Fair Housing regulations and compliance.\nExperience in multi-family housing or residential property
