This role is responsible for direct supervision of the maintenance team, working with vendors in scheduling work, and managing the supply order process. \n\nESSENTIAL DUTIES AND RESPONSIBILITIES\nResponsible for completing and assigning work to the service team which includes service requests and make-readies.\nOrders necessary equipment and supplies in accordance to budget.\nResponsible for inspecting make-readies prior to move in.\nMaintain the property logs such as refrigerant, pool chemical, and mold logs.\nAnalyzes and resolves escalated maintenance issues.\nCoordinates and schedules outside vendors, as needed.\nMay participate in \"on call\" rotation and respond to emergency calls as needed.\nWeekend work may be required.\nAdhere to all company policies including but not limited to safety and Fair Housing.\nCarries out supervisory responsibilities in accordance with Company policies and applicable laws.\nResponsible for interviewing.\nResponsible for planning, assigning, and directing work.\nResponsible for appraising performance, coaching, teaching, and training employees.\nOther duties as assigned.\n\nQUALIFICATIONS AND SKILLS\nThree years of relevant supervisory experience in property management preferred.\nFive years of maintenance experience preferred.\nHVAC Certification required (Type 1 & 2 or Universal).\nCertified Pool Operator (CPO) may be required.\nProficient in the following areas: plumbing, HVAC, electrical and appliance repair.\nProficient in use of computers and online applications.\nWorking knowledge of property systems such as Yardi, Entrata, and HappyCo preferred.\nWorking knowledge of Microsoft Office preferred.\nDepending on the property, a valid driver's license and automobile insurance may be required.\n\nENVIRONMENTAL AND PHYSICAL DEMANDS\nThe environmental and physical demands described here are representative of those an individual must meet to successfully perform the essential functions of this job.
