Purpose of the role
The Regional Lead is responsible for end-to-end real estate and corporate security execution across an assigned international region.
This role ensures the effective delivery of real estate, facilities, and security programs across a diverse portfolio of offices, clinics, laboratories, and manufacturing sites. Operating within a highly outsourced model, the leader drives execution through third-party partners while maintaining strong governance over cost, quality, and risk.
The role serves as the primary partner to Country Managers and regional business leaders, aligning real estate and security strategies with business priorities and local market dynamics.
This role reports to the Head of International Real Estate & Corporate Security.
PRINCIPAL DUTIES AND RESPONSIBILITIES:
Regional Portfolio Execution & Strategy Delivery
- Own execution of real estate portfolio strategy across the assigned international region, ensuring alignment with global objectives and local business needs.
- Direct site-level real estate activities, including transactions, space planning, design & construction delivery, and facilities operations.
- Ensure effective implementation of footprint strategies, including expansion, consolidation, and optimization initiatives.
- Monitor regional market conditions and provide insights to inform portfolio decisions and risk management.
Business Partnership & Regional Leadership
- Serve as the primary partner to Country Managers and regional business leaders, aligning real estate and security solutions with business priorities.
- Build strong relationships across functions to ensure alignment and responsiveness to regional needs.
- Act as the key escalation point for regional issues, ensuring timely resolution and minimal business disruption.
Outsourced Delivery Model & Vendor Management
- Lead delivery through a highly outsourced model, managing brokers, construction project managers (CPMs), facilities management providers, and security vendors.
- Establish and enforce vendor performance standards, SLAs, and governance frameworks.
- Ensure consistent delivery quality, cost efficiency, and compliance across all third-party providers.
- Drive continuous improvement in vendor performance and delivery outcomes.
Corporate Security Execution
- Oversee corporate security execution across the region, including physical security measures, vendor oversight, and incident response coordination.
- Ensure adherence to corporate security policies, standards, and regulatory requirements.
- Support regional risk assessments and implement mitigation strategies for identified threats.
- Coordinate with the Corporate Security CoE on standards, intelligence, and crisis response.
Risk, Compliance & Performance Management
- Ensure compliance with local, national, and international regulations across all sites.
- Identify and mitigate risks related to real estate, facilities, and security operations.
- Track and report on regional performance metrics, including cost, delivery timelines, and service quality.
- Provide regular updates to senior leadership on portfolio performance, risks, and opportunities.
Global Alignment & CoE Partnership
- Partner with Global Real Estate and Corporate Security Centers of Excellence (CoEs) to ensure alignment with standards, governance, and reporting requirements.
- Support implementation of global initiatives, tools, and best practices across the region.
- Provide regional insights to inform global strategy and continuous improvement.
Leadership & Collaboration
- Lead and develop a regional team of real estate, facilities, and/or security professionals (e.g., transaction managers, FM SMEs).
- Foster a high-performance culture focused on accountability, collaboration, and service excellence.
- Collaborate closely with global functional leaders (Transactions, Design & Construction, FM, Security, CoEs).
- Serve as a key member of the international leadership team, contributing to strategy, planning, and governance.
Requirements:
- Bachelor’s degree in business, Engineering, Real Estate, or related field required
- 12-15+ years of experience in international real estate, facilities, and/or corporate security leadership
- Master’s Degree preferred
- Proven experience operating in complex, multi-country environments
- Strong experience managing outsourced delivery models and third-party vendors
- Demonstrated ability to partner with senior business leaders and influence decision-making
- Experience managing multi-asset portfolios (offices, clinics, labs, manufacturing)
- Strong understanding of global regulatory environments and risk management
- Excellent leadership, communication, and stakeholder management skills
- Ability to navigate ambiguity and drive execution in decentralized environments
- This position requires approximately 25% to 50% travel.
