The company has raised $263 million.\nWe’re a fast-growing, product-focused company, backed by top-tier investors and led by a team with deep experience in real estate, technology, and operations.\nPlease note this role sits with Helen Breeze Property Management, Sevenoaks, Dwelly's Agency.\nThe Role\nWe're looking for an experienced Senior Block Manager / Block Management Team Leader to join our bespoke managing agent based in Sevenoaks, covering the West Kent area.\nThis is a key role within the business, with overall responsibility for a specialist block-management team of four - two property managers and two accounts administrators - together with oversight of a portfolio of approximately 50 residential blocks, none exceeding 18 metres in height.\nThis is an opportunity for an experienced Block Manager to take a genuine leadership role within a growing business, providing technical and operational leadership to the team, acting as a point of escalation for complex matters, and having direct involvement in key business decisions and future growth.\nWhat You'll Do\nLead, support and develop a team of two Property Managers and two Accounts Administrators\nOversee the day-to-day planning and operation of the block-management department\nProvide technical guidance, support and workload management to the team\nMaintain overall oversight of a portfolio of approximately 50 residential blocks\nAct as the principal point of escalation for complex property, leaseholder and client matters\nOversee service-charge budgets, financial management and accounts across the portfolio\nEnsure accounts are prepared accurately and delivered within agreed timescales\nSet, monitor and review departmental KPIs and performance\nProvide monthly management reports to senior management\nMaintain high standards of customer service and client communication\nOversee compliance and health & safety requirements across the portfolio\nEnsure appropriate action is taken where compliance or maintenance issues are identified\nSupport the team with major works, contractor management and other complex property matters\nProvide leadership and direction while remaining hands-on and accessible to the team\nContribute to wider business strategy, operational improvements and future growth\nWhat We're Looking For (Essential)\nAt least 5 years' experience in private residential leasehold/block management, covering service charge budgets, service charge accounts, major works, Section 20, leasehold legislation, contractor management, compliance, health & safety, and the Building Safety Act\nStrong practical experience managing residential block portfolios\nStrong knowledge of leasehold and service-charge management\nExperience overseeing budgets, accounts and financial matters associated with managed properties\nGood working knowledge of the Building Safety Act and relevant building safety requirements\nStrong understanding of compliance and health & safety within residential property management\nExcellent organisational and time-management skills\nStrong communication and client-management skills\nAbility to deal confidently with complex or escalated matters\nClean UK driving licence and access to your own vehicle\nNice to Have\nTPI/IRPM qualification or equivalent professional qualification\nPrevious supervisory or team-management experience\nExperience mentoring or developing Property Managers\nExperience with major works and Section 20 consultation\nSubstantial block-management experience and ready to take a first formal team-leadership role will also be considered\nCompensation\nSalary: £48,000-£55,000 per year\nBenefits: Company events, company pension, free parking, work from home\nWhat is it like being a Dwell-er?\nFeel free to check out Dwelly Core Principles.
