Zur Verstärkung unseres Teams suchen wir ab sofort einen Objektleiter/Facility Manager (m/w/d) im Raum Düsseldorf

Was Sie erwartet:

  • Disziplinarische und fachliche Verantwortung für das gesamte FM-Objektteam
  • Erarbeitung von Konzepten unter Beachtung von Kosten und Effizienzgesichtspunkten sowie die optimale Ausnutzung der gegebenen Infrastruktur in Zusammenarbeit mit dem Kunden.
  • Sicherstellung der Funktionssicherheit, Energieeffizienz und Nachhaltigkeit im Gebäude
  • Enge Zusammenarbeit mit dem Auftraggeber
  • Vergabe, Steuerung und Qualitätskontrolle von Fremddienstleistern
  • Koordination, Beauftragen, Beaufsichtigung und Abnahme von Instandhaltungsaufgaben, bestehend aus Wartung, Inspektion, Sachkundigen- und Sachverständigenprüfungen
  • Einhaltung von Vertragskonditionen, ggf. Geltendmachung von Maßnahmen gemäß Gewährleistungsrecht
  • Budgeterstellung und Überwachung
  • Übernahme der Betreiberverantwortung
  • Prüfung der Wartungsprotokolle und Wartungsleistungen des eigenen Wartungsteams und des Fremddienstleisters
  • Erstellen von Reportings an den Kunden und Teilnahme an regelmäßigen Kunden-Jour Fixes.
  • Ergreifung von Erstmaßnahmen bei Gefahr in Verzug
  • Pflege des CAFM Systems

Was Sie mitbringen:

  • “Meister im Bereich Sanitär-, Heizungs- und Klimatechnik (SHK) oder Elektrotechnik.”
  • Mindestens 4 Jahre Berufserfahrung in der Instandhaltung und dem Betrieb gebäudetechnischer Anlagen
  • Erfahrung in der Mitarbeiterführung.
  • Betriebstechnische und kaufmännische Erfahrung sowie Kenntnisse in der Arbeitsvorbereitung.
  • Fähigkeit, betriebliche Abläufe kontrolliert aktiv zu steuern und dadurch reaktive Situationen zu vermeiden
  • Sehr gute Deutschkenntnisse in Wort und Schrift
  • Sehr gute Kenntnisse der gesetzlichen- und technischen Regelwerke sowie der Unfallverhütungsvorschriften
  • Gute Organisations- und Kommunikationsfähigkeit
  • Selbständiges Arbeiten, Zuverlässigkeit sowie körperliche Belastbarkeit
  • Ausgeprägte Service- und Kundenorientierung
  • Sicherer Umgang mit dem PC (insbesondere MS Office)
  • Führerschein Klasse B
